I hate to be the bearer of bad news but if you still owe money on it, you will not be able to give it away. No one will want to take on payments of a worthless timeshare. If you want to get rid of it, first of all pay off the mortgage and any maintenance fees owed.

Once you have everything paid off, try advertising here on RedWeek or other reputable timeshare websites that you want to give your unit away. You might have to offer to pay the closing costs and even the following maintenance fee as an incentive for the new owner.

The other thing you could do is negotiate with the resort and your mortgage lender to take your unit back. With that, they might ask you to pay closing costs.

But whatever you do, never ever pay anyone a large, upfront fee to sell, rent out, market, or "cancel" your timeshare. You might see or receive many offers from so-called "law firms" "consumer advocates", timeshare experts", etc. who claim they will be able to "cancel" your timeshare or mortgage. Many are scams. Other at best are sketchy. You will probably see many shills on these forums claiming that a law firm magically "cancelled" their timeshare and mortgage for a huge fee.
