Planet hollywood towers in Las Vegas strip

I was in Las Vegas last month and happen to see the construction of new planet hollywood casino and towers opposite to Bellagio right on the heart of The strip. I was amazed by the photos of the Planet hollywood towers by Westgate. It seems this timeshare will be directly connected to the Casino and all amenitiea and its 1 billion dollar construction.

I also found this could be a great renting asset as a timeshare owner can rent it along with PH hotel inventory. Its standard seems to be the most luxury in the strip.

I was plannig to buy one. But was told it allowed to public later this month. I love Las Vegas and would also want to use it for renting.

Hi, I happen to own a Westgate resort and was originally told the first phase would be available in 2008 (according to the bi-monthly Westgate ownners magazine. I am planning a trip to Vegas for next year so I called Westgates to see about possibly trading my Orlando one for the Vegas one and was told they would not be ready to trade (for OWNERS even!).. until 2010!! So forget that...haha! Anyway, that is the scoop from Westgates. They must be SO booked with the people that are buying the units that the traders will have to wait in line! I would LOVE To know how much they were asking for the units.. since you said you were interested in buying, I imagine you went on the tour? Can you tell me how much they want for them? Thanks.

Las Vegas is one of the handful of locations where timeshares are grossly overbuilt and are "a dime a dozen" in the resale market (along with Orlando and Kissimmee, FL, Williamsburg, VA and a few others).

I also think very little of Westgate (anywhere), but that's just my personal opinion.

Think long and hard before deciding to buy into an already glutted market.....and/or Westgate ownership.

CAVEAT EMPTOR (Buyer Beware).

As Ken stated, Vegas is overbuilt with timeshare resorts and luxury hotels are everywhere. If I was going to buy a timeshare I would buy in an area with high demand and low supply and I would buy on the resale market.

Jay is absoLUTEly right.. ALWAYS buy on the resale market where the prices are much below the market prices asked by the builders. I will never understand how people are so ready to gobble these places up...at 10's of thousands of $$, plus all the fees and taxes! Do your homework! As with anything.. if something sounds to good to be true it probably is:) Also, Bigger is NOT always better! ps to Ken: Unfortunately my unit was NOT a Westgage property when I bought it, however it was bought out by them a few years ago. I have been happier trading into Sheraton or Hilton properties .. was hoping one of them would buy us.. oh well !

Unfortunately, the vast majority of people have never heard of the timeshare resale market. They are caught off guard by the gifts, freebies and money offered by timeshare 'hawkers' for presentations while they're on vacation.

Also timeshare salespeople are very good at what they do - persuasion. Many people have never been inside a luxurious resort and they are taken in by the beauty and all the amenities.

And, believe it or not, many people think that buying a resale timeshare is somehow inferior to buying a developer timeshare when, in acutality, they are both the exact same product. High developer prices are due to all the marketing costs to get new buyers (fresh meat) into presentations.

How right you are! As I mentioned we are going to Vegas in Jan and are staying at the Carraige House on a trade. I was shocked at how hard it was to get ANY place (through RCI ) ..and we began looking six months ago. Plus I figured January would be slow season (if you can say there is a slow season in Vegas.. I just figured being it being the coldest month). I am thinking of checking out the Tahiti Village just to see what it's like. I know enough about these sales pitches how to say "NO".. haha! If I every was interested as I have said before.. I would NEVER buy from a developer. Also, I will stroll over to the Planet Hollywood as well. They actually wanted to charge us owners (Westgates) $199 for a three night stay to stay there and hear the pitch!! RIght.. I'll put that on my list of to-do's on my vacation! Tahiti Village gives you a three night stay for free with all sorts of free stuff added in ( gambling $$, comedy show tickets, wedding chapel certificate to renew your vows, etc etc. ). Not a bad deal for 2 hours of sales ..if you can deal with it.

My daughter just got back last night from Polo Towers next door. She was at the grand opening and named about 20 movie stars and sports stars, rappers and celebrities she got to see walk past her on the red carpet. She even got an autograph and a couple hand shakes from them.

I guess she and others were roped out for some exclusive grand opening party. Barbara Streisand sung for the (exclusives) which included Demi Moore, Ashton and Bruce Willis to name a couple.

Wish I were there!

Wow.. sure sounds like your daughter had the adventure of a lifetime! I sure wouldn't mind shaking Bruce or Ashton's hand (or any other part of them.... haha!). I'm sure nothing that exciting will happen when I'm there. Oh well, I'm so excited just the same. Have a great Thanksgiving! Lynn
