Montecristo Estates prices....Dollar vs. Peso

Jan 31, 2009

I am sure by now anyone that has travel to Mexico recently or has followed the value of the peso versus the dollar has realized that the dollar has gained about 40% against the peso in the last 2 years with most of that coming in the last 6 months. However, the prices quoted for the units, as well as the maintenance fee, are in dollars. So,it appears that what Pueblo Bonito is getting has really been a 40% increase in unit prices and maintenance fees, since their costs to build and maintain are presumed to be in pecos. And the price they charge for maintenance fees do not have to reflect their costs but are tied to the US rate of inflation, with a cap of 6% annually.

One bit of positive news is that the amount of points earned per week of Montecristo Estaes ownership has been increased to 1400 points from 1050 points. So, you are likely to get either more time, or a nicer place, when trading time.

The dollar is now equal to over 15 pecos so it has gone up over 50% in 6 months. The $2000 per week annual maintenance fee is now worth 30,000 pesos, when it was worth only 20,000 pesos 6 months ago. You would expect them to lower the annual maintenance for for 2010 if the dollar stay high. However, it won't happen.
