*** BOOK EARLY: 2019-2020 THESE ARE THE HIGHEST DEMAND WEEKS OF THE YEAR--AND THEY ARE BEACHFRONT.***

The features noted above apply only to the JR. DELUXE SUITE, currently available for limited dates. IF THE MASTER SUITE IS AVAILABLE, THEN MANY MORE FEATURES ARE AVAILABLE.

***UNFORTUNATELY, THE REDWEEK COMPUTER PROGRAM DOES NOT ALLOW THE OWNER TO PUT A RANGE OF PRICES ($1950 -$5750) OR UNIT SIZES (3-8 PEOPLE) IN THE ABOVE "SUMMARY" SECTION OF THE AD.

***DETAILED PRICING AND FEATURES IS PROVIDED BELOW***:

    1) Full 2 BR/2BA Suite/Villa which includes the Master Suite and Junior Deluxe Suite (Sleeps 8 total); or 2) Master Suite or Junior Deluxe Suite individually (sleep 5 and 3 respectively).

Both are available primarily by the week from Saturday to Saturday, but there can be some variations to this depending on length of stay and availability of the unit(s).

Details and prices are as follows:

    AVAILABILITY:

CHRISTMAS 2019, New Year, and first week of 2020 weeks #51, 52, 1: 12/21/19 (check in) - 1/11/20(check out) JUNIOR DELUXE SUITE (sleeps 3) is the only unit available at present time

    Room feature details (as follows):

MASTER SUITE:: Has large master bedroom with kingsize bed, next to a pull down Murphy bed, a desk and small sofa; large bathroom with 2 separate vanities and sinks, jacuzzi, private toilet, large separate shower; large living room with 2 pull down Murphy beds, 2 sofas, large dining table (seats 8); additional small bath with sink and toilet; laundry room; Full Kitchen with state of the art appliances (see details below) and generous pantry areas. There is also a large deck overlooking the ocean (beachfront) with views up and down the coast--the deck is accessible via the living room or master bedroom, has a Jacuzzi, swivel chairs, and a full dining table set up. The unit is approx. 2050 sf, sleeps 5 (sometimes may allow an additional small child): $3950/week (565/nite).

DELUXE JUNIOR SUITE ONLY: Has a Master Bed area comparable to that on the Master Suite side with king-size bed, pull down Murphy bed, desk, small sofa, and access to a deck with 2 chairs and a table, and views comparable to the Master Suite. The bathroom has 2 sinks, Jacuzzi tub, private toilet area, and separate shower area as well as several appliances (small frig with ice maker, microwave, nice coffee and espresso machines), as well as dishware, glasses, and tableware for 2-3 people. Approx.475 sf, sleeps 3, $1950/week ($279/nite)

MASTER AND JUNIOR SUITES COMBINED (as detailed above). Total privacy if desired as there are no adjoining doors between the two units---but a shared private common foyer area between the two units which allows private ease of access if desired. Entire unit is Approx. 2500 sf, sleeps 8, $5750/week, ($821/nite).

BOOK EARLY AS THESE ARE VERY HIGH DEMAND WEEKS: week 51 (Christmas), 52 (New Year), or 1st week of the new year, and they are BEACHFRONT (not the same as Ocean "view"), both (week # and location) of which make them premium. And supply is typically low as most owners use their units at this time of year, so there are very few rentals available

COMPARATIVE PRICING: Check listings by the Grand Residence Elite Rentals directly, Trip Adviser (rates this #1, 5 circles), the Leading Hotels of the World, and Expedia--all list these units for approximately $450+/nite for the Jr. Deluxe Suite, $668+/nite for the Master Suite, and approx.. $1100/nite for the entire unit—and there are taxes and fees on top of this! ** And they will push all-inclusive (which is optional if renting thru an owner) My rates have no additional fees or taxes.—except what you may spend on your own. **When booking through an agency or similar, you are put in a rental pool for later assignment, and they will not necessarily guarantee you a beachfront unit.

    NARRATIVE DESCRIPTION:

This is the ultimate luxury facility on the Riviera Maya (Trip Adviser rated #1, 5 circle rating). It is high end, but low key and casual (no "attitudes"). Staff goes out of their way to please the guests. My pricing is very reasonable, especially for these high demand, BEACHFRONT, weeks (comparisons available below). Again, the reader can do comparative pricing with all of the above resources.

These are basically condominium types of apartments fully equipped with top of the line equipment-- again, with a staff that goes out of their way to please the guests. All rooms are typically assigned a concierge person to assist with coordination of internal and external activities and restaurant recommendations. There is MAID SERVICE TWICE DAILY.

    MORE FEATURE DETAILS:

MASTER SUITE: Subzero refrigerator w/ice machine, coffee maker, toaster, dishes and glassware, granite tops and all the utensils and tableware you can imagine; full dining table inside as well as on the deck; generous size bathroom with two sinks, large shower with bench, jacuzzi, private toilet closet; jacuzzi on the deck; full living room with sofas and two pull down beds; king size bed and pull down bed in master bedroom, full screen TV’s in bedrooms and Living room; free wi-fi, pantry cupboard, two clothing closets in the Master Suite; a guest bathroom adjacent to the kitchen; washer/dryer, iron and ironing board; safe; and bathrobes and slippers provided for two. All units have TWICE daily maid service.

DELUXE JUNIOR SUITE: has most of the same high end features minus the kitchen and living room. There is a private entry, a generous size deck with two chairs and a table, great views of the ocean, coastline and reef. There is a small Subzero refrigerator, microwave, coffee and espresso maker, small sink, toaster; eating utensils and glassware for 2+ people. All the trim is heavy wood, luxurious throughout. The bathroom features two sinks, separate closed toilet area, large shower with bench, large tub with Jacuzzi. The bedroom features a large glass sliding door looking out to the ocean, is approximately the size of the adjacent Master suite with a king size bed, a pull down Murphy bed for a 3rd person, a couch, foot stools, desk/desk lamp with 2 chairs, large screen TV, generous closet and cabinets; an iron and a safe. There may possibly even be bathrobes and slippers. While comparable to a regular hotel room, this is NOT your typical quality hotel room, much larger, and the 3rd bed is built in.

These are 4th floor BEACHFRONT units—not to be confused with Ocean “View,” which most listed units with rental companies are. There are no units in front of you… and you have unobstructed views up and down the coast, as well as the local reef. The view is to the east, so you get views of the sunrise. These are absolutely awesome, classy, luxurious units accompanied by great atmosphere and ambiance in the facility in general. You can do all of your meals in your units, or you can eat out. There is a convenience store on the premises (pricey) but certainly “convenient” for almost anything you could need for your stay, including alcoholic beverages and wine. There are local markets where you can find all of the same items and more at better prices. This locale is a great contrast—the luxury of the hotel vs. the traditional quietude of the town which is classic old Mexico, not yet built up and touristy.

If you want a lot of action and activity, crowded beaches, numerous places to eat, then Cancun is the place. If you want quietude and peace, somewhat remote, then this is the place. This is old Mexico, a quiet fishing village. A lot of artists and ex-patriots live and retire here. There are two good restaurants at the hotel (with more in planning) with a generous breakfast buffet, regular lunches and dinners, often theme nights (Steak, BBQ, Italian, etc.) available with the latter. There is also a bar-restaurant right next to the beach, open all day; and of course pool (2) and beach service all day. There are local markets and restaurants in the town, a short cab ride away. (I can provide some descriptions and recommendations here)

You can do as much or as little as you want on any given day. Concierge service is available to answer all questions, recommend restaurants and shopping in the town, arrange for transportation (taxis, rental cars, airport transfers, etc.), arrange for golf, fishing, and other activities. The resort is directly connected to a top tour company which can arrange for all imaginable activities to include excursions and adventures to ruins, snorkeling and diving, entertainment, etc., at reasonable and competitive prices. There are tennis courts on grounds. Car rentals can be arranged by the day or week. There is a special kids facility dedicated to entertaining young children. “Optional” all-inclusive meal programs are available (most large hotels have “mandatory” all-inclusive programs).

You can rent a home or apartment, or a small hotel room, maybe on the beach or “within walking distance,” maybe with “ocean view,” all for a lot less money, but you will be all alone, and you won’t know what to expect till you get there, and you will likely be disappointed. Here you will be staying in a full-service, fully-staffed facility with twice daily maid service and all amenities. While remote and quiet, you will not be alone.

In addition to the pictures on this RedWeek website, there are pictures of units and location on the Grand Residences website. ALSO AVAILABLE ARE REDWEEK LISTINGS AT ROYAL SANDS AND ROYAL HACIENCAS FOR THE SAME WEEKS.

    Puerto Morelos, Mexico

Inspired by Mexico's grand, old haciendas, Grand Residences by Royal Resorts brings luxury to the tranquil fishing village of Puerto Morelos. Grand Residences is decked out with everything you need for your perfect, sun-soaked Mexican getaway - the resort is home to a full-service spa, fitness center, gourmet food market, two restaurants and three bars. Of course, concierge is on hand to help with any reservations or tours you need booked.

A total of 103 suites lie among the tropical gardens, ranging from two to four bedrooms. Handcrafted furniture, original artwork, granite countertops, state-of-the-art appliances, home theater systems, 55" TV's, Jacuzzi tubs, artistic tile work and rich fabrics create an environment that's undeniably lavish, but with all the comfort of home. The four-bedroom penthouse suite comes with a private roof garden and terrace with a pool, whirlpool tub, grill and bar.

Puerto Morelos has a quiet, relaxed ambiance that's far removed from the noise of nearby Cancun and Tulum. With a long heritage of fishing, Puerto Morelos feels authentic - not like a tourist destination. Wander the streets and the docks, perusing markets and ducking into local restaurants to sample their fare. The quieter waters are perfect for snorkeling, and a wide array of tropical fish swarm the Mesoamerican Reef right off the shore. Or, charter a yacht for a trip to Isla Mujeres or perhaps a sunset happy hour outing.
