If you do " just let it go into collection phase and ignore", then the resort's Homeowners' Association will foreclose and repossess, which is what you want. The downside is that you will face a bunch of annoying collection calls and letters. As well, you might face a hit on your credit score. If you pay the HOA the $3700, you won't face these downsides. So you basically have to ask yourself if it's worth it to pay the $3700 and be done with Westgate.
