Anyone have experience with Preston Green or Americap International Corp

How long has it been?
I was told I could not even put my name in for a "possible" reservation until after I give them money. But "Preston Green ..." says you have a refund due and the check is in the mail?
WOW? What happened with working electronically.

Have you specifically reported the problem to Redweek. I don't think they can help but at the very least they could put pressure on PG by suspending his advertising privileges until satisfies any outstanding refunds he owes.
And while Redweek refuses to have a rating system for advertisers they should at least indicate, accounts that have had multiple problems/complaints so renters and buyers can be aware and they should not let the same person or business open another account just because they ruined the reputation of their first account by doing bad business.

I have never heard of Americap International Group. I have dealt with Preston Green and the company he works for, Vacation Homes Only (VHO), one time and I was extremely pleased with the process and result. My wife and I rented a condo unit in a Marriott Resort in Oahu through Preston via a contract with VHO earlier this year. (VHO in turn had a separate contract with the owner of the condo unit). We had found the posting on Redweek. It was the first time we have rented a condo in that manner - we normally use our time-share units for vacations. As with someone else that posted a response on this, I was somewhat concerned that our names did not show up as guests of the owner of the unit until the day we arrived at the Resort. However, everything went perfectly, as Preston had indicated it would. The unit was actually the most beautiful condo we have ever stayed in and I have no reservation at all about using VHO in the future.

He should get it right all the time. That's what he gets paid to do. Read all the horror stories about him and his shady business. He hasn't paid Margaret the money he owes her for failing to do his job right. I would advise anyone to avoid doing business with him. I'm still waiting to hear from him about Margaret's case and the other ones he bungled.

I rented through him and VHO and had an awful experience. My experience is outlined on prior pages. Subsequent to that I have rented a number of times directly with owners and it was exponentially easier and more transparent with me knowing the actual unit number and seeing pictures in advance. That is the way to go in my opinion.

As of yesterday, I received a check in the mail from Preston Green. It took three months and much stalling, but I am happy to report that it finally came. I deposited it yesterday and we are anxiously awaiting it to clear! In the meantime, I did contact Redweek and urged them to familiarize themselves with the forum posts regarding Vacation Homes Only and Preston Green. They assured me that they were looking into all of the issues and would take appropriate action.
To the gentleman and/or lady that had a wonderful experience, that's great! I do need to say however, that we too had previous positive experiences as well. However, you cannot count on that, so people should be aware that oftentimes this is not the case. When you spend vacation money and take time off to go on a trip, you should be able to depend on your accommodations and enjoy your time. Both Redweek and the consumers have a right to make informed decisions regarding who they do business with. Everyone gets it wrong once in a while, but the frequency, the arrogance and the excuses should not necessarily be accepted. Maybe discussions such as these will help make companies such as VHO more accountable.
To the people who have so kindly shared their experiences and been so supportive, I thank you. It is not fun to spend valuable time on this, and I believe we are all investing ourselves to help others. So, thanks again and fingers crossed that the check clears. I will keep you posted!

This particular family was a 3 time renter with our company. There we some issues with some unexpected moves during one of the week of their annul 2 week stays. They were paid a $2000 Refund adjustment. So their are no "victims". In the extremely rare case that there is a problem. We make things right with our clients.
We have always had an "A" with the BBB and have been in business longer that Redweek. We work closely with RedWeek staff, and the staff of all of the major rental sites to keep the site clean from unsavory companies, renters, and owners. We are still around giving families the greatest values and vacations on the market. The age of this Forum thread should be an indicator and give people context.
Unfortunately there are many whom have never done business with us who have anti-business OPINIONS and have nothing better to do than character assassinate individuals and business.
We will have our day in court with all of those people for their libelous, slanderous, and defamatory remarks which we have given them repeated warnings about to modify their posts.

This Gentleman is also a repeat renter who has been exposed as nefarious and a dishonest contract breaker. Owners beware of renting to him. (The likely scenario, and we see it all the time; is that he got an offer from another source to book and save $50 to $100 and tried to get out of the deal anyway he could coming up with ridiculous excuses, none of which hold water as he is a repeat renter and nothing in our process our company has changed.
He book a unit from us a year or two ago, stayed at the resort and had a wonderful vacation; and then he contact us again and wanted to go to the same resort. He booked the unit with us.
In the middle of the transaction, for likely nefarious reasons, he decides he can no longer trust us, our contracts, or our booking process. Keep in mind, it is the exact same process that he went through, same terms and conditions explains, same payment process, and the exact same agreements as the last time he rented.
We spend millions of dollars trying to be found and seen so we can serve the vacation renting traveler, so to suggest we are hiding and cannot be found shows you the lengths at which this person was trying to reach for excuses.
We are an international virtual vacation home rental company. Just like RedWeek.com and many other virtual companies, we do not have store front walk in offices. We offices in Beverly Hills, West Los Angeles, San Francisco, and Paris France.
Our toll free number, local numbers, fax number, mailing address have all been the same since we started the company.
Once again, there is no there their. With respect to legitimate refunds or adjustments, all are and have always been paid. That is a fact.

Thank you for finally acknowledging that we conduct successful rental transactions. We think it has been years since you have had any kind words toward the business community.
Even though the tone of your post is adversarial as usual, at least you are a witness to our successful transactions. Hopefully you will have more kind words for us in the future as we work very hard to provide families with fabulous worldwide vacations.
Hopefully you will be honorable to write some positive comments since you have interjected your self into our transactions and certain refund/ adjustments that are in progress or nearly concluded.

Thank you for monitoring the progress of our 3 time repeat clients.
Yes they have been made whole with a $2000 refund/adjustment agreed upon, regarding the moving issues experienced with their last rental with Vacation Homes Only.
These are financial and legal issues than sometimes take a bit more time that we will all like, but are taken care of relatively quickly compared to other financial and legal issues. All companies have to follow the legal and accounting rules, and have a process to review each case. We do our best to expedite all of our processes.

Preston Green has never worked for or been associated with "Americap International Corp" a now 10 year defunct company out of Florida.
Preston Green is with Vacation Homes Only in Beverly Hills CA and always has been.
This was dealt with by the RedWeek.com Forum moderators 7-8 years ago.
Thank you for your careful and diligent review of the facts.
We always have and still do have an A+ Rating with the BBB.
We have and continue to supply high quality vacation rentals worldwide since the start of this Forum 10 years ago.
That should speak volumes and give context to the conscientious forum readers.
Do not cheat your self from a fantastic service and vacation rental because a few anti business, full time forum "writers", or just plain mean and unfair people.

While RedWeek.com does not have a rating system.
The BBB does, and we have an A+ Rating with them and they have been reporting on us since 2005.
There is also another major site for timeshare rentals initials VTR (cannot name sites on this forum) that has a rating system much like Ebay that has been reporting on over 1900 properties we servicing since 2006.
We have a 90% rating, which technically if you read carefully is really 100% if you weed out people who though we did not respond to their rental inquiry which is preposterous as our 24h toll free 800 number is in all of our postings.
With the forum being the only quasi feedback realm, it is important for people to remember. Most happy people unfortunately do not take the time to comment on how thankful they are in this space. They usually send us a personal email. In the greater context of the thousands of rentals we do. There are only a handful of legitimate complaints over more that 10 years on this forum, which we have addressed and made our clients whole.
We agree bad suppliers, operators, owner, or renters should be banned. And they are and have been by RedWeek.
Early on in our long relationship with RedWeek and its founder Randy , we worked with them to get a nefarious operator banned. Nefarious, unethical, and people who do not act in "good faith" should be dealt with.
Conversely, good operators should be honored, appreciated, and seen for the service and great benefits they bring to owners without deals and renters who are helped to get a "difficult unit to secure" that only an operator like us could achieve for them.
We assure you that thousands of owners appreciate the dollars we bring them. They stay in contact with us and let us know they are renting again and they remember we got the job done for them.
Likewise renters return, and are happy to go on more fabulous vacations, and there is, again, another happy owner we get the unit from.
We all have to work together to keep our community clean.

I can't believe Preston Green is blowing his own horn after taking so long to get a refund to Margaret. What a loser. I want you to answer the issues brought up by other posters about your company not being registered to do business where you claim your office is. I would never do business with someone like you. You hide for months and when you finally come up with enough money to reimburse someone who you wronged you spread your wings and brag that you did something right. Go crawl back in the hole you just climbed out of.

Wow. Just wow. After all the maniacal rantings of VHO, I get an open letter THANKING me for my kind words?? My words were not meant to be kind or understanding. You may want to re-read my comments. I am not at all happy, nor is the situation made after everything we went through. We not only had a disastrous trip that was tension filled, we also spent many a shouting telephone call (when you actually answered your "24 hour a day hotline") with you during said trip, but it took me THREE months, numerous emails, phone calls, and contract drafts to get you to finally pay the extra money we had to put out to make things right. Keep in mind, forum readers, we did not receive our money back that we paid VHO, we only received our out-of-pocket expenses that we paid so we had a place to stay. To be clear, Preston, Please don't thank me for my kind words and understanding. I have none of those.
And to answer your question, Paul: NO, I WILL NEVER DO BUSINESS WITH THEM AGAIN.
