. Do you have any luck contacting him ? All the messages I read , everyone stated the same thing , many attempts to contact him with no response .This BJ guy lies so much , I think he lies to himself. Do you think you made a good decision to buy from the scam man after reding some of the messages ??

I will also be making my final calls and contacts to PRL and SSH. Then I will be taking other action. I hope to get other people to join. Please post what the letter states. My pay out was to have been in July however they stated my paper work fell through the crackes --then in Oct. Now sometime in Jan through March.

The best action you can take is to report him to the Attorney's General in all the states from which he operates ..... you can Google for contact info and post your complaint online.

I hate to have to tell you this but I'm afraid you're out of luck looking for any refunds or payouts from BJ Cooke.

Although your post was very hard to read with no separate paragraphs .... the same verbal claims also relate to developer presentations .... the written contract is the only legally binding instrument that stands up in a court of law no matter what a salesperson may have verbally told you in a presentation.

Bottom line, too bad you didn't read your contract before signing.

Sorry about not typing using paragraphs.

Unfortunately, once they have your money and you signed the contract, they have you. You have a cancellation period that is written in the contract usually 3 to 6 days to cancel out of the contract. It also lists what you have to do in order to cancel the contract. If you followed how to get out of the contract via written letter sent to a certain address ect. then you can stop pay on a check, or have your credit card dispute the charge. You need to have proof of what you did because they will argue you didn't cancel. They will not volunteer to return your money, you have to force the issue.

If you are already in this program and waiting for a check for payment of rental points six months later, I didn't see anywhere in the contract that was provided to me, that they guarantee renting or selling points at all. All they guarantee is to allow you to rent or sell up to 100,000 points a year, nothing about guaranteeing they would be able to rent or sell your points for cash.

I do beleive some people in this program are getting points bought or rented by PRL and are getting payments in six months, however, it sounds as if they can do this when they have money available to pay. Think about it, they have to get the points paid for in order to pay you, if there isn't anyone renting or buying, they don't have the money.

I called and they said that they were going through an audit and a email will be going out on Wednesday. The lady would not tell me anymore than that.

Good, I hope it is a real official audit not some excuse the woman is saying to get you off the phone and to quit calling. All you can hope is, they uncover what is really going on.

BJ Cooke and his scam machine are just buying more time with more excuses. We have been exposing his scam in here for a long time and it's always the same story with different excuses. Everyone should file a complaint with the Attorney General in your state and the state he claims to be doing business in. I'm sorry but your money is gone. Stop giving him more time to disappear with other peoples money and don't shoot the mesenger.

I agree...start getting the complaints going with Attorney General's office and the BBB. The BBB will post your complaint out on the web for others to see. If the Attorney General's office receives several simular complaints against this company, they will investigate them.

These sleezy salesman are traveling to different towns every week soliciting other people like yourselves to get involved in this scam. All we can do is try and expose them, so they get put out of business. I would definately consider looking into legal advise on this also, doesn't hurt to see what your options are. Most attorneys will meet and do a consult appointment at no cost just to see if you have a case worth pursuing.

NEWS ALERT--For all that are interested , we just spoke with the so called regional office in Las Vegas and was told from Sarah that PRL is shut down . They also claimed to be the regional office when I asked who they are the regional office for they would not say. We were also told no money will be sent out. Attorney Generals here I come. We were told the owner of SSH is flying into TX to set a meeting to see what they will do. In my opinion nothing. If he claims he did not know what was going on since January then he was in on the whole scam .

That is how the Las Vegas office answers the phone alright. I too asked who they were, what company were they the Regional Office for? The gal put me on hold, then another gal got on the phone and asked what is was that I needed. I asked her what company do you represent as the Regional office of? She then told me that they were the Regional Office for Vacation Villas. Vacation Villas was the timeshare Resort they wanted us to purchase to get into the PRL scam. I questioned her about Vacation Villas, then she said they were the Regional Office for both Vacation Villas and PRL. I hung up the phone after that. That in itself if very suspicious, since the phone number I dialed was the same number that Venture Group gave me, (Todd Miller, the Director of Venture Group...the sales people who talked with us about this whole point vs week system.), as their phone number to call. This gal never mentioned this Venture Group's name at all during our phone conversation. It was a Sarah that I talked with too. Also, the name Sarah was specifically mentioned in the BBB complaint out on the web.

On our unfinished contract paperwork, the address for both Venture Group and PRL was exactly the same! Luckily for us, we decided against getting involved in this program and we didn't go through with any purchase. How they answered the phone was my first clue something wasn't right with this company.

I wish you the best in your pursuit in getting your money back! It sounds like there is more than one group going around trying to sell these timeshares for points with PRL. I hope they all get shut down! Do whatever you can to expose them! I'm pulling for you!

Well, I so figured this ...I hate it and sure was hoping it would all turn out ok. I suppose we will have to get with Attorney Generals in both states..and see what we need to do also.

This really stinks, since we lost two of our vacations that we had paid full maintanence fees on and just lost not counting the cost of buying SHR, which we didnt need, only bought for the points, so yes we are screwed on loosing money this year for sure. But , we will see a lawyer on this. This is not fair for people to get by with this kind of thing. Sara, was always a thorn in my side from first time we talked to her.

I signed with Sunset Harbor Sept of 2011. After many delays for various reasons which have already been noted, I received a payout Aug 2012. Another was promised for Sept/Oct. It never happened. I spoke with a PRL person who told me that I was scheduled for a payout in Oct. but it wasn't the end of the month yet. Second call was told a letter would be coming explaning everthing. Haven't received it. Sunset Harbor has sent me a bill also for my Maintenace fees. I am not paying anothe cent to anyone.Will join anyone in Complaint. Was sold in GA.

The GA Attorney General is very good at helping consumers with complaints .... he was prompt in helping me get a refund.

Also, complaints need to be filed to the attorney general in ALL states that PRL has had presentations/business ... one can google for contact info and file online in most cases.

Hi, I would like to complain too.. I am so mad that PRL can scam people like they have..They sold it to us too same time apparently. We are in Alabama though. WE never received any payout and didnt even get return calls. Surely, everyone could have something done to Mr Cooke, Ms Moran, Sara, whoever all was involved. They are all crooks.. I am filing with Al Attorney General and i think i will TX too. Please everyone call PRL and see what recording you get and they are trying to say that Vacation timeshare rentals is taking over.. that is not the case and now a phone call said Resort Solutions was. I guess they are all running to the next business they can.

Jayjay, Lance and myself have been in here forever warning people to avoid PRL and BJ Cooke. We've had people call us names and try to discourge us from posting the truth. If you scroll back you will see a person claiming to be BJ Cooke ranting in here. If it really is BJ then you can use his owns words against him if they ever arrest him and charge him with fraud. I encourage everyone to use this forum and others including TUG to expose this scam.

I just got off the phone with Grand Leisure Holidays. They informed me that PRL has "liquidated" and no longer exists. They also stated that they had no connection with them and that my two year old contract was not with them, but with Sunset Harbor and PRL.

And, damn it, I was so frustrated that I didn't write down her name....

Sigh -- $8,500 and two years of repeated promises. Up in smoke.

Believe me I know the feeling, I am just sinking her with the sick feeling. Yes, I wished I had seen these people trying to let us know ahead of time, but I didnt and it was too late by time I saw the warnings. I have just finished filing complaint with TX Attornery General and i did in AL also, tomorrow i am in NV. Man, they had so many phone numbers thrown everywhere i had to go back through my notebook and highlight them all ..they are very confusing on who you get at the numbers. I see that they arent going to be at PRL, but they have to go somewhere, surely they could be tracked down. I would think. I have tons of emails too that I wrote and some that they replied earlier on. I have printed everything and I am ready with all my paper work, and notes and phone calls, and contracts and whatever else i can get. I hope all that has had a problem will join in and Lets Not Let them DO this To US. Thanks sm.

As I stated earlier , There is no way Sunset Harbor would not be connected to this. I was told the company contracted with PRL and the regional office took all phone calls . You would think the regional office would be telling the owners of SSH about all the complaints , I know I called them many times with what I have found out to be the same complaints as evferyone else.
