Club Land 'or... another fee?!

We will be there in 5 weeks. I plan to stop over and have a chat with the good folks at Club Land 'or. Enough was enough for me when I read the article in the Nassau paper stating the powers that be have been pocketing or otherwise hiding the money withheld from employees paychecks and NOT deposited into the appropriate funds for the well being of the workers. This is clearly a violation of the law. It will be interesting to see what, if any, punishment is put on these folks.

I am also an unhappy owner at Club land'or. I have found the ever occuring special assessments to be unrealistic and at times quite ridiculous. The last assessment was for owners to pay extra costs for utilities. I have stayed at Land'or a couple of times and have paid that cost as a guest. I have also heard the complaints of people that traded in. Land'or states that the charge for guests is onerous and the owners should pay. this is ludicrous. Whomsover uses the facilities pays the fees. I believe Land'or is Double Billing, collecting even more money while offering low quality units.

Please!!! Owners who recently travceled to Club Land'or,------- Tell us about the quality of the units. Have there been any upgrades, are you still billed for utilities and taxes. Are the reports of non-payment of wages etc. true??

Please let me know what is happening. By the way---does anyone want to obtain my 24 years of RTU.

In rental law the term "holdover" has a specific meaning. It refers to people who stay in a leased unit after the lease has expired. Since my contract (and probably yours) does not offer a different definition, this charge is invalid unless one overstays ones week. (By the way the bill does not specify how much is the Energy Surcharge and how much is the Holdover fee. This should be provided since they have different years attached to them.) I have refused to pay and am willing to contest in court. When I signed my lease the Energy Surcharge was understood to mean the money collected from the occupant to offset energy costs associated with their stay. They are no trying to change the meaning. This not legal if you can provide proof that "energy surcharge" had a certain meaning when you signed the lease. I can.

Any one know what happened to the prior 19 pages of complaints on Land'or? This site came up instead.

Also Land'or is listed as a corporate member of ARDA- Americian Resort Development Association. ARDA.org This looks like the "professional organization for Timeshare companies and they have an ethics code. See for yourself.

FYI- I also understand there is a Trial in Henrico County, Virginia on Nov 14, 2011 between Land'or and a "member" . I am going and hope others can also to support Christine.

I also learned a new legal term related to contracts- it is unconscionable. I understand it to mean, among other things, a contract no reasonable person would sign if understand. Look it up for yourself.

Did you go to the trial in virginai? can you tell me what happened. I am sick and tired of LandOr BS. Currently negotiating wiht them on paying off the remainig balance on my weeks but feel like they are scamming me.

I believe that any if you who live out side VA can challenge Land'Or on jurisdiction. Unfortunately, you would have to appear in VA to fight this. You should read the statute, but I do not believe there is any exception that would keep the case from being dismissed. Of course, they could sell the claim to a bill collector (I just got a call from one) who will sue in your state. (Those of you that signed the latest version of the lease do not have this option. Read the last paragraph where you gave Club Land'Or jurisdiction in Henricho County.) You should consult a lawyer in your state to see what defenses are available to you in your state if suit is brought there.

I did go to the trial on Nov 14. Christine was approached by Land'or and she was offered and accepted a settlement. Look under "Can't even give them half a Star on Red week forum. There are also info on how to Contact Christine via email. There is a facebook site now but go through Christine to be invited. Good luck

We are looking for a qualified attorney to file suit against Club Land'or. Any links to articles relating to the non-payment of wages, etc. as well as legal references would be appreciated. I'm already in contact with Christina!

I think if word could get out to some of the owners at Land'Or you would have lots willing to join a class action suit. We are original owners and have gone for more years than we care to count but only go now because of our friends that work there and because if we are paying that much money for the place, you have to go. Please keep us in the loop about any legal actions and I will forward to several of our owner friends who may also be interested.

Count me in............Land'Or has deceived the owners for years. They have increased maintanance fees, special assessments, and have instituted arbitrary usage fees. Their practices could be construed to be ."fraudulent" . Larger and larger fees without the results. CRIMINAL?????

There is lots of information on another redweek.com blog under "Can't even give them one star" about Club Land'or and Chrisinte has her e-mail posted and how to join a group that is banding together of the unexplained and unverified fees. There is more strength in numbers.

2/13/14. I have been approached from ClubLandor for them to buy me out for an enormous sum . High fees, extra charges..... Anyone know anything. Want to give away my timeshare...and cannot even do that

We did the sell back about a year ago. Yes, it was a ton of money, but the stress of not dealing with it was worth it in the end.

If someone contacted you and offered you a large sum of money to buy your timeshare...... it's a SCAM !!!! All they want is some " upfront fee ". No one but a scammer is going to call and make an offer on your unit.

My 88 year old mom & her friend were just summoned to a Virginia court on an action by Club Land'or. She certainly isn't traveling to Virginia to deal with this decades long nightmare.

Any advice?

Do not ignore this or a judgement will be filed again your mother and her friend. Also see the blog "Can't even give them one star". There are others in this situation and process can be make. A contact person is listed as well along with a lot of information. If time is short start reading around 2012.
