Has anyone used Timeshare Realty Specialists
If they want you to give them money upfront then they are a scam period. I want to see an actual address for this company not a mail drop or a website. How do you get ahold of them if they disappear with your money ? Anyone that gets involved with an upfront money company derserves to lose their hard earned money after they have been warned.

Looks like you too can have an "instant GREEN rating" with the ever prominent Online Business Bureau!
;-)
Thanks for the link to that David. Definitely recommend that people don't use the OBB as an argument to favor a company's reputation... *cough* samantha *cough cough*

regarding the good rating on Online Business Bureau for Timeshare Realty Specialists: Here is my OBB search result:
We're sorry to report that we found no matches for: TIMESHARE REALTY SPECIALISTS
(Same result for the name without the last 'S')
so who's kidding whom?

one thing this company has done for me is to make me more aware of how many shills these real estate scam companies have working for them. Some of them are very convincing too. Just remember the reoccurring theme in what most of the legitimately concerned members have posted. "if they want money up front, walk away"

I was cold called by this company this week. Out of curiosity I called back because I am considering selling one of our timeshares. I got transferred to a fast talking, pushy woman with a British accent named Ramona. While she was pleasant, I couldn't get a word in edgewise. She offered a guaranteed sales price of a minimum of $24,500 and up to $28,000 (selling for a fraction of that on E-Bay). They wanted a listing fee of $1,400.00 plus change. She said they would seek out buyers and refer them directly to me. My husband and I are co-owners and we live in a community property state--Ramona insisted that I didn't need his permission to go forward with the listing agreement with them. I don't feel strongly enough or have enough data to call them a scam---but, I can say with confidence something is fishy. I ended the conversations by saying I wasn't interested in selling after all.

What is the matter with you? If you have read any of the discussions on Red Week you would know that all of these companies which claim they will help you get rid of your timeshare are scammers. I HAVE YET TO ENCOUNTER ANYONE CONNECTED WITH THE TIMESHARE INDUSTRY WHO IS NOT A CROOK.

So if timeshares were outlawed, what would happen to the current ones? What about the owners there? As hard as it might be to believe, there are a number of timeshare owners who love their timeshares. They love vacationing in villas with full bathrooms, living rooms, kitchens, and bedrooms rather than small hotel/motel rooms or hostels.
I know the timeshare sales people, upfront fee scam artists, and PCCs give the timeshare industry a bad name but there are some positives to it.

The problem is not with trusting bad ratings, it's with good ratings. If someone has an F on the BBB it's a safe bet that they have it a for a real reason.
Now, Timeshare Realty Specialists isn't just lacking in a real estate license they're not licensed in California at all. Turns out the real company is Nevada National Advertising, but guess what? They're not registered in Nevada either. They're registered in Florida as a commercial telephone seller, with their mailing addresses listed in California. Robbert Gaarlandt is the real estate broker, but he has 13 real estate licenses with different numbers, at least three of which are listed as "License Authority Voided" meaning the licensee has not been timely in meeting their obligations to the department." Not damning evidence, but not a good sign either.
If you lookup the commercial telephone seller license for Nevada National Advertising you'll see that they have branches registered in both Orlando and Altamonte Springs in Florida.
The website wwww.timesharerealtyspecialists.com has been registered with a company called domain privacy group, so that you can't actually see who registered the website.
Timeshare Realty Specialists isn't a registered DBA anywhere either. So why would a company in Florida (Nevada National Advertising) that has a licensed real estate broker listed as one of the registered agents pretend to be working out of California? Also, why would they do business under a name that is not registered anywhere as a business entity let alone a DBA or FBN? Whoever is pulling the strings at Timeshare Realty Specialists has made a clear effort to separate themselves as much as possible from the business.
And just in case you weren't quite sure yet the phone number registered to the company (not the 800 number, but the CA number registered to their commercial telephone seller license) is the same phone number used by TSRSonline or timesharerentorsell.com.
TSRSonline is listed with the FTC as a company who has been ordered to cease and desist based on their illegal activity. The same people who run Nevada National Advertising which is operating under the (unlicensed) DBA of Timeshare Realty Specialists.
"Department of Real Estate VS. TSROS Date of Action: 2/29/2012
The following describes a government action that has been resolved by either a settlement or a decision by a court or administrative agency. If the matter is being appealed, it will be noted below.
On February 29, 2012, the California Department of Real Estate issued an order requiring that the company desist and refrain from (1) performing any and all acts within the State of California for which a real estate salesperson or broker license is required, unless and until they obtain a real estate sales person or broker license, and (2) charging, demanding, contracting for or receiving advanced fees, as that term is defined in Section 10026 of the code, for any of the services they offer to others, unless and until they demonstrate and provide evidence satisfactory to the Commissioner that they are properly licensed by the Department as a real estate broker, and that they have an advance fee agreement which has been submitted to the Department and which is in compliance with the provisions of Section 2970 of the Regulations.
This action is final."

timeshare realty specialists have a good standing on onlinebusinessburau.com and
they have all contracts posted, if you receive anything different than the contract posted, do not deal with them.

I just got a call from this lady by the name of Tasha from a 619 area code. This Tasha Lady works for time share realty specialists.com I was really happy because I've trying to sell my time share RCI for the past 6 months and nothing has come up. So I called her and spoke to her and i wanted to communicate via email. But she did not want to communicate via email only by phone or fax..(Flag)
So I called and try to figure out what deal she had for me. I was super excited.. especially with the 10 months guarantee sale for $799.. (flag)
This lady made so many mistakes trying to scam us. but thanks to this link and others I did not fall for it.
Watch out people because there are people out there that don't care about others even their own family.

Davdj,
I agree with your scam message. The same thing happen to me. I am looking for any detailed information on the name change from Vacation Tree to Time Share Real Solutions. I have tried to find this online but they covered their tracks pretty well. These people are predators. I am 67 and feel violated. Thanks, Ron

Sorry to hear that David. We too spent over $1200 with a verbal guarantee from a women named Jeannie who had no doubt she could sell our timeshare. AND, if it didn't sell within 10 months they would buy it at the current fair market price. Well here we are 10 months later it didn't sell and we got our offer of $13.00. The joke is it will cost over $400 in closing costs which we are responsible for so it will cost us to sell it. I really don't understand how these companies can get away with this. . . . .it's very disheartening. Plus the fact that we still have a timeshare that we have to continue to pay the maintenance fees on unless we give it away.
