try Adding post enhancements » city post .. this will help. my take 2 time. but it works. must check email every day.

Try Craigslist.org.I got one call from this, but the person read the ad wrong and needed a different week.

I am also getting no inquiries on my week. I don't know if it's not getting viewed. It is a Westgate Town Center New Year's week. I know there is a lot of availability in the Orlando area but I think I am reasonable priced. I'm wondering if alphabetically because it is on the last page when someone does a search , they don't get that far before finding something. It would be a nice feature if Red Week could put some kind if counter so we know if our ads are getting viewed or not.

There are SO many rental outlets now that people have to be very competetive in pricng their own rentals. Ebay is just one of many rental outlets that's hugely popular. The internet has changed timesharing (rentals and sales) forever. People are looking for the best deal they can get while surfing those both rental and sales sites.

Concerning the New Years rental unit above in Orlando at Westgate, Orlando is saturated with every kind of vacation rental known to man ... even nice houses at decent prices.

Many timeshare salespeople tell prospective buyers that they can easily rent out their timeshare if they don't want to use it. This is simply not true, especially in overdeveloped areas such as Orlando. It's a sales ploy ... they make it sound so easy.

i am having the same problem even when i lower my price.

I have written on here before regarding this issue. But, this is my first experience trying to rent our timeshare units on Redweek and I have had no responses. I am also advertising the units on our in-house e-mail at my place of employment and even though I have not rented them yet, I have had more inquiries through that vehicle than Redweek. I'm wondering if people get a better response from the Redwishes. Would anyone who currently has a Redwish care to share this information? I also feel that I have 2 very desirable units at 5 star resorts in very desirable locations (neither of which are overly saturated with timeshares) and my weeks are both special weeks that normally sell out at the resorts. As I look at the other listings also on Redweek for my resorts, I'm seeing no movement.

Hi Roland,

I checked our records to see what kind of replies you are receiving on your timeshare postings. I think you might be surprised to know that you have received a lot of response.

Here are the numbers of replies on each of your current postings:

R301131 - 114 replies R317028 - 25 replies R322834 - 2 replies R301133 - 104 replies

Your email account most likely is filtering out the emails that come directly to your email box. We have a system that the emails also are stored on our website. If you click on the Messages link you will be able to see what you have received since we created the Message Box earlier this year.

You might consider a City Ad for your posting. That way anyone viewing the Kissimmee, Florida page will see your posting. City pages can be added by editing your posting.

You can use Craigslist for free and run the ad where the resort is at!

No matter where you list you need to understand there are thousands of units for rent on-line.

I feel the same as you about traveling during major holidays, but you'd be surprised at the number of people that use all holidays as travel vacation time. I know for sure that one of the busiest times at Disneyworld is during the Christmas holidays. I know when we were in Kissimmee the week before Thanksgiving (we left the Sunday before Thanksgiving) many hotel parking lots were almost full that Sunday. Many people love to travel and when they have some time off they take that opportunity to get away.

IMHO this would be the last month I would want to be in Hawaii or anywhere else! Of coarse this as they say! Every body is different!

Also I would hate to travel that week plus over charging to fly.

That makes 2 of us - I think Redweek ought to charge more for ads but allow responses for free.

I too have a couple units for rent but have no response in a long time and my prices are good. Also, i have emailed several people to check if they have found what they wanted or if i could help them and most of the time they won't email me back to let me know. I wish there was someway to have this corrected. jimmy

Jimmy, it depends on the location, season and the popularity of your resort as far as renting it goes. It's very easy to surf Redweek for rentals. If you're not getting any interest, I would suggest you lower your rental rate, and even then if it's not in a good location, in a popular season and at a popular resort, you may be out of luck. The market (renters/buyers) actually set the price on rentals and sales as to how much they are willing to rent or buy a week for.

If it's in a oversupplied timeshare area such as Orlando (and surrounding area) the competition for rentals and sales is mind boggling since there are so many on the market. In that area, and other oversupplied areas, you have to be very competitive if you want to rent or sell.

Anita, I tried Redwishes and less than 12 hours, I had 2 interested parties. The problem was I advertised my units for RENT on Redwishes. The advertising was charged to my credit card, however, several hours later, the company sent me an e-mail through my Redweek account and advised me that they were crediting the amount I paid for each advertisement back to my credit card, due to Redwish being for person(s) who are SEEKING a rental or Exchange. At this point, they automaticaly removed my posting from Redwish, and the person(s) that were interested my rental, assumed that I had already found a renter, due the ad being removed from Redwish thus causing them to seek a unit elsewhere. I too have trouble renting out my units on the main page TIMESHARES FOR RENT and SALE, however, Redwish was an instant response. I am approaching the deadline for my rental, and I have lowered the price tremendously and still have not received a response. Either I take a loss for 580,000 points or I'm going to have to try reserving at another resort, quickly, before the year is out. My points expire 12-31-06 or I'll have to deposit the cancell points into RCI.

Kudos to everybody contributing to this thread. A must read for anybody thinking of buying a timeshare with the idea of renting it and profiting on that rental year after year. Happy Holidays.

I think that it is possible to rent out units and makea profit---it is just not happening on Redweek from these comments. After not having success on Redweek, I rented out my unit through the in-house e-mail at my place of employment to a very nice couple and did make a profit. So, I don't think that we should be basing what is possible with our timeshares on just the Redweek site. I am certainly in the process of just learing about timeshares and what I learned from the Redweek experience so far is that it is a great site if you are on the buying end to get a great deal on a rental or resale, but if you are the seller, you will not be able to move anything unless you are willing to give it away. I have stated this for years and see no reason to change my feelings now. Never buy a timeshare thinking of renting it for a profit.

Buy at a resort you love going to every year and if other choices don't workout then go enjoy your resort that year!

Never buy for profit because timeshares are the worse investment around.

You stated this is good site if your buying.renting but bad if your seller/renter. How can it be good for buyer and bad for sellers when most of the ads on here are just to high!

First off, Anita was talking about renting. A lot of people are renting thier timeshares for just the cost of the maintainence fees (taxes, asso.fees, etc.) Supposedly this is because of supply and demand. In my mind there is never an excuse where this is appropriate (unless one is in financial distress).

Timeshares are much like cars. You buy them for a purpose, not an investment. Some people buy new. Some used. IF I buy new and let someone use it for the cost of maintaining it, I may not have any expense that year, but theres coming a day when the car is worn out. Timeshares age too, there are only so many times a fresh coat of paint will fix things. Suddenly I have to pay a special assessment (money) or sell it at an extreme loss (money) and where is the extra compensation for that?

Those who are renting at the cost of maintainence are doing so short-sightedly.

The person who is looking for a vacation and expects to only pay MFees has no incentive to ever buy, why should they. They get the vacation they want without ever having to touch the initial cost of the place. At that rate, I would never buy. What, am I stupid?

There needs to be some type of extra compensation (profit) to keep checks and balances in order. I don't fault the consumer in this case, my problem is with the renter (seller in your case) They are the ones who ultimately decide prices because they don't have to let it go at that price. I know I'm not EVER going to!

Desperation on their part is the only reason I can come up with???????????
