Again, there will be 3 adults, 1 18 year old, 13, and 15 year old. No partying at all. Just good family time...excursions, shopping etc.
There were a few cancun timeshares noted on here, but if you can give me some suggestions of good ones and ones you would NOT go to..I would appreciate it. I will have to put in a request to II.
We stayed at the Royal Sands last year (2 adults and 3 children). I would highly recommend it!

I recommend putting in for the Royal Islander, Royal Sands, and Royal Caribbean, as you will be guaranteed a view from each of these resorts. I love The Royal Mayan, but there are a few villas that have a lagoon view and unless you know which villa you are trading in to, you may get a garden or lagoon view.
My parents own at The Royal Resorts (Beach front at The Royal Caribbean) and no other Mexican resort we have stayed has compared. I think if you broaden your search through Interval, you will get one of The Royals. We use a Kona Coast, Hawaii week to get another villa at The Royals each time and have always gotten the trade. Jesus, who deals with the inventory at The Royals, has been great about getting us ground floor units too, as we have a handicapped child so we prefer being pool level. :-) The hospitality and service at The Royals is superb. You won't be disappointed weather you are in Cancun or Playa. It is a great vacation!
Good luck, and keep us posted!

P.S. I leave for Cancun in less than a month - HOORAY!!!

I do know that they will not allow 8 in a condo as they told me it was a fire regulation. Owners can request to have a 7th person and it costs an extra $125 for the week. Each person registered gets their own card which is good for charging at the store, bars and restaurants as well as a room key. If you are out late at night they ask to see your card when you return to the resorts in Cancun. Also, the villas come with only enough towels for 6 people. You will have a problem if they know you have 8 in a room.stacey157 wrote:I do have a request in thru II right now for June. It is for my whole family. But they say they only can sleep 6...but the 2 bedroom unit looks like it can sleep 8 or 10...with a pull out couch and murphy beds. Do you know any details on the two bedroom and why they say it only sleeps 6.Thanks for the help. I hope the request comes thru.
Each villa is two bedrooms. The master bedroom has a king sized bed, and the second bedroom has two full-sized beds. The living room has two twin-sized murphy beds. The units are apx 1500 square feet and very spacious. There is no pull out sofa in the living room. The did away with pull out sofas in The Royals properties when they went to the two twin-sized murphy beds.
We always have two villas for our family, which includes the four of us in my family, my brother & his wife and my mom and dad. We could all manage in one villa, but we think it is more of a vacation with two. :-)
Depending on the dynamics of the group and the number of people, you may be perfectly content with one villa.
This link provides pictures of the villas, and there is a place to click at the bottom of the page that shows the layout of the Deluxe Villa.

Go to the royalresorts website for lots of information and pictures of the Royal Haciendas. The lockoff studio at the Haciendas is similiar to the lockoffs at the Sands with the following improvements: the balcony is usable and has two chairs and a little table so you can actually sit out there, it has a granite counter topped kitchenette with a sink, microwave, toaster, mini refrigerator, dishes and silverware for two, and a lovely bathroom set up with granite counter, twin sinks, and bath with elaborate tile work. We own two weeks in November and stayed there the first time Nov 2006. Construction is ongoing, but in 2007 will be behind us, not the present "loop". The resort is quiet, beautiful beach with little waves. Same superior Royal Resorts quality and care by the employees.

I have a few questions for some of you experienced Royal Haciendas vacationers: Are pool towels provided by the resort? Are the kitchens stocked adequately, are there some spices already there? I know in other resorts the spices have been left from past vacationers... How much can one expect to spend at the resort on a meal? And what is your favorite restaurant in town? Thanks for your expertise.

The Royal Resorts DOES provide pool towels. You simply give them your villa #, and check out towels from the equipment desk. They also have other things - like tennis racquets, golf clubs, bicycles, snorkels, fins, etc. As far as kitchens go, they are well equipped, but not with spices...
I always bring a small bottle of liquid dish soap & a sponge. They provide powder soap for the dishwasher, but it is nice to have the liquid soap if you want to wash something by hand.
Prices of meals vary, but resort restaurants are affordable. I haven't stayed at The Royal Haciendas yet, but the other resorts have dinner items ranging from $10-25 for entrees, and kids meals cost less than $3. Happy hour is from 4-7 p.m., where drinks are half-price.
Talk to the concierge at the resort for restaurant recommendations. Many restaurants partner with The Royals and offer a discount if you show your resort card.
I like La Parilla in Playa del Carmen... Senor Frogs is always fun too for casual dining and drinks.
The mini marts at The Royal Resorts are great too, but we always start out our week with a visit to Super Walmart to buy the essentials. We also pack a few food items in our suitcase to get by until our Walmart run.
Hope this helps!

We just got back from a stay at the Mayan. We used a Royal Reward coupon from our purchase of 2 weeks at the Haciendas. The Mayan is nice but wee had a dog fight to get a satisfactory villa. We were origanally confirmed at the Carrabean but corporate did a switcharoo and wanted to put us in a restricted view villa down on the beach. After many phone calls and just plain ******** they put us in a nice villa with a good view.
The pool at the Mayan is not heated but you can use the pools at the Carribean and Islander which are heated. We found the Carrabean the best because of the pool side resturant. They also have great food to go at the Carrabean.
Our next trip will be in October for 2 weeks in our "new" villa at the Haciendas. Can't wait!!!
You will love the service at any of the Royal Resorts.

What villa were you confirmed to? Look on your confirmation page on II and it will tell you the unit #.
I love La Palapa (the outdoor restaurant) at The Royal Mayan. As long as your villa is ocean view or beach front, you will be very happy. If you did not get confirmed to an ocean view villa, you can email the resort and ask to be changed. They can not guarantee a switch, but will try to make it happen if there is available inventory.

Somehow we got a beach front at VCI late January 07' and when we checked in they asked if we requested one which we didn't but couldn't have been happier. Obviously they do not mind people requesting better villas. I'm enjoying reading what everyone is writing about the Royal Haciendas so much since we bought week 48 (Dec 1st this year) and I can't wait to go and we are in building B1. I was told the loud construction would be over on that side by that time. If anyone has young children VCI is a wonderful Royal resort with it's gardens and very calm beach. The Sands, the Mayan, and the rest of the royal resorts in Cancun have rougher beaches for little ones but teenagers would love it. VCI is on the Northern side of Cancun which is similar to a bay and the others are more in the open ocean. The Mayans pool isn't heated since they only have about 5 years left on there lease and the owners decided not to spend the money on the heater. VCI's pools are not heated also but it was one of the most beautiful, clean resorts i've ever been to. Even when it was full you never felt there was a lot of people there. Have fun I bet you will love the Mayan resort!

Stacey-
The person in charge of internal inventory is Jesus Reyes Serpa at jreyess@royalresorts.com. He controls where people are placed from internal/external exchanges. He is quite helpful! You can email him the dates that you are traveling to Mexico and tell him what your preferences are. There are no guarantees, but if you have a specific request... he will try to honor it if he can. You can also tell him when your plane arrives in the event you will be doing a late check in.
Avoid building H, as it faces the Lagoon. Also avoid building F - unless it is villa F118, F218, F125, or F225. Buildings D, E, and M are beachfront. A,B,C,I,J,K, & L are all ocean view. There are a few units in building C & L that may be blocked a little from a straight-on view of the ocean, but if your villa is 3rd floor or higher, you should be fine.
Villas with a 4 as their third # (i.e. B-405) are pool level, or ground floor. Beach front ground floor villas will have a 1 as their first number (i.e. E-114)
We have stayed at The Royal Mayan three times and had great luck with beautiful units each time. We've stayed in builidng A,B, and I. Building I overlooks the kids pool and has beautiful ocean views. Our villas in buildings A & B were both ground floor and very convenient. We ordered drinks and lunch from the bar attendants and they brought it right up to the patio!
Hope this helps! We arrive in Cancun April 21 (week 17) and have two ground floor villas at The Royal Islander. I can't wait! One is through an II trade and the other is my parents week that they own. We love The Royal Resorts and know you will too!!!
Shannon B.
We own at the Royal Haciendas, and it is gorgeous and will be when all is said and done one of the premier resorts in Playa. We own in phase one (which is all sold out), and now the units in the other phases aregoing for a couple thousand more each. When this resort is done, they will have a golf course, their own "town" with shops, restaurants and entertainment. Right now it's kinda like when they were building the Royal Sands, phase by phase, and now look at the Sands-it's gorgeous and everyone loves it (including us we have a week there). So the Haciendas will even be bigger than the Sands. The Beach at the Haciendas beats any of the beaches in Cancun! Talk about tranquil!
Leo C.
leoc12: I agree 100%!!! We also own at the Sands as well as the Haciendas. Both are beautiful, differences and similiarities, but I agree that the Haciendas will be the premier resort by the Royal Resorts, and the #1 resort on the Mexican Caribbean. Give it time to complete the entire project -- phases 3 - 8 (4 loops), golf course, spa, town center, restaurants, et al. Having stayed in November, it already is a wonderful resort, but in time, it will be magnificent!
