Has anyone used Timeshare Realty Specialists
We too fell victim to Timeshare Realty specialists and were offered market rates that were (less than) pennies on the $$ for our timeshare, based on purported EBAY bids.
They are just a joke.
If anyone reads this and have recently signed up for their service. read the fine print and then cancel within the allotted time!!!!

I signed a contract with them. I was promised market selling price. I just received a letter from Laurie Hart in La Mesa, CA phone no 855-429-3293 iwth an offer of $285.33. I have to pay $479.00 to change the deed. I know that I have been ripped off but I really need to get out of this timeshare. I would like to know if anyone has agreed to their offer and if they just once again take the money and run?

It's a SCAM !!! All they want is your money and then they will come up with another excuse why they need more money from you. It will only stop when you quit sending them money and then they will ignore you and your is gone. NEVER pay anyone money upfront to sell your timeshare. Send a copy of the letter to the Attorney General in your state and let them know about their scam. I'm sure there are complaints already filed against them. You can also contact the FTC at 1-877-382-4357 to lodge a complaint. They have a unit dedicated to timeshare fraud and they might be able to advise you about the company.

12-11-14 This company is a complete scam. When they tell you they are going to give you market value . They come back with a letter from Robert Gaarlandt stating the market value is dollars like in $50 .. They base their market value on eBay listings for a $1 or donation for a cause charity . Quite frankly it's disgusting and all those who have worked and work for this company should be ashamed.

They are total scam artist. The throw this unrealistic number at you saying they can sell your timeshare for a certain amount. After the ten months with no luck they guarantee to buy your timeshare. What they don’t tell you is they have this shady real-estate agent obtaining quotes from ebay for $1.00 auctions. So in the end they offer to buy your timeshare for $1.00! It’s set up this way. They have no data showing any purchases for any amounts above $1.00. Do not use them by any means!
They will not refund you the money you paid them.

Generally what they will do is charge you a few thousand dollars, or so, so that they can negotiate on your behalf with the resort to take possession of your unit. That's something you can do yourself for a lot less money. The resort might charge you closing costs and perhaps even the next maintenance fee but it will still work out to less money than paying a law firm to negotiate on your behalf.
If the resort does not want to take your unit back, try advertising that you want to give it away. You can advertise here on RedWeek, Craigslist, E-Bay, My Resort Network, Bid Shares, or Timeshare Users Group (aka "TUG"; tugbbs.com). Stipulate that you are willing to pay all transfer costs and even the next maintenance fee. You just might find a taker.

A reputable attorney will go to court or mediation. I know of one who had gotten several owners reimbursed their entire investment due to misrepresentation. That's only time to go out of pocket. There are also a cpl who manage accounts with guarantee pay on utilized points or free up points by working your system. I'm a wyndham owner and prior employee that left due to different values . Just be careful guys. If anyone needs free advice lemme know

Q=Angelar Congratulations on your different values. But it seems unlikely anyone could prove misrepresentation. As you well know, none of the promises, assurances, lies, that are made by sales reps or managers are EVER put on paper, so it's buyer's word against seller's.

That entirely depends. Many have emails, voicemails(this is why reps aren't allowed to give or personal contact info anymore), recorded conversations and if the rep who sold you has a corporate complaint history from owners, if you've been able to book reservations you wanted, etc. Also takes an attorney who handles these cases specifically. It is possible and been done many many times. Just be careful of anyone asking for any funds upfront unless you are retaining an attorney. NY just passed all verbal promises ate legally binding and has made Wyndham take that vital section out of their contacts for ny residents. This only occurred after the Manhatten club nightmare. Now those people have a right to be pissed, being sold deeds that don't exist. Like I said if anyone needs help or free advice I'm happy to help. I'm an owner too and grew up in this system.

Well I saved the voice mails I received telling me all of the promises and guarantees. I can present that as evidence.

Have you thought about reporting TSRS to the Attorney-General of the state where TSRS is located? You can do this easily on-line.
As for class-action suits, I would be cautious. Many lawyers who initiate such suits seem to be just in it for themselves and their wallets. Just take a look at what happened when there was a class-action suit against RCI claiming they were unfairly renting out deposits. RCI members got minimal dollars while the lawyers were laughing all the way to the bank.
If you do go with a law firm to initiate such a suit, do not pay any upfront fee. The firm's take should come out of the proceeds of the settlement.

Lance is right a class action lawsuit usually only makes the attorneys rich. You could sue them in small claims court which is less expensive and you can represent yourself. Use the emails as evidence. There is a good chance they might want to settle with you rather than face a judge and explain the promises they made. There are many ways to negotiate with them that you can do first before considering using an attorney. I negotiated two deed backs and got rid of two timeshares in without anyone's assistance in 2011. Good luck.

Most firms won't put up the funds for class action. Even the 14000 victims of Manhattan's club haven't found one to get to court. Don't bother long process and you still must keep current. Every company is different in how the pursue so if anyone has specifics I can offer better guidance. Where is this company yall are complaining about from? That makes all the difference. Laws are very very very vague. I just helped last it off 150k contact as a courtesy since she somehow got my info to manage. Gotta know what to look for! Simply said. Owners know what they are told people who work in the industry (really worked in it) have access to information you don't and can't. Only reason I posted is if someone needs help not complaints. I can listen to people complain all day about this subject for the rest of my life. The truth is they have very little value as they cannot be what they were sold to you as by program default. You can fight, have someone manage who knows how to make it work, pay someone to take it (usually scam) or find someone to give it to. It's designed not to work so they have urgency to sell you more for the most part! If you don't have a problem that needs fixed they can't achieve this. Now this isn't all owners but a majority. Some companies are better than others. If this timeshare realty specialist scammed you fire a fraud dispute. Never pay cash, check or Paypal ever ever ever!

Total scam. Specialists at conning people into thinking they're legit. I learned the hard way. After listing my "valuable sought-after timeshare" for a year with NO results (which they knew it would be that way beforehand), they offered me $7.50 for my timeshare. I upset their scam-cart by accepting their offer. They've run like scalded dogs, trying to turn this/me over to US Consumers Attorneys - with whom they appear to be in collusion with. I'm now offered relief again for about another $1000 fee. Eff'em.

Hi all,
A very good friend of mine just recommended to talk to a man name Mark from this timeshare specialist company. I am asking my friends on Facebook to recommend me any company that I could call so I could cancel my two timeshares. I posted it because I have called two different companies one named advocate financial services and the other MTG consultants one is in Fort Lauderdale Florida and the other is in Maine. One is charging 3500 to cancel one timeshare and the other company MTG consultants is asking for 3500 to cancel both my timeshares. As a customer wanting to free myself from these two timeshares that have done nothing for me and just becoming debt for me. I found both when I spoke to them to be credible but of course I'm a little bit skeptical period..because they both talk a good game MTG Consultants said I can do payments installments of the 3500..to cancel my 2 timeshares and the other one in Fort Lauderdale Florida said I have to pay him the 3500 upfront. my timeshares are Bluegreen (so horrible) and Fanta sea resorts in Atlantic City New Jersey. Has anyone here ever been successful canceling their timeshare? andwhat company did you use so I can please call them mention your name and cancel mine .Any help advice recommendations would be appreciated. I am so embarrassed to have got myself into me and my family in this time share junk our intention was.. of course family trips gatherings in beautiful places but honestly it has not been that way and we don't use it and we pay monthly for nothing.
