Regarding your up-date on the timeshare sales companies. What you wrote is more important than you think. If I had not been stung by those illegal time share sales companies I would not be in the finacial vise I find myself. Keeping up with the maintenance payments was not a problem, but paying the upfront fee and maintenance has put a strain on my budget. Being retired and paying another bill on my fixed income is not easy. What I fell for was their statement that it was illegal for them to charge commissions on sales. I hope that any readers will be warned by what you wrote. These companies are scams.

Right on!!! I am so fed up with trying to rent my timeshare. I contacted VPR and spoke with Q Brown (if that your real name) and inquired about renting my place to a family member...he immediately started to tell me to stay away from members because they would not give me top dollar for my property. After that statement I was a little reluctant to give up my CC# so I did not. After reading several of the other post I am better equipped to speak with him concerning renting my property. He has gotten a bit annoying by contacting me every day and leaving a message about some sort of great deal they are having... That alone scares me I will be talking to him on tomorrow and getting an update on this great deal. Are there any other good companies or way to rent my property myself?

With Red Week, you have to pay a membership fee of $15 for 1 year. To post a rental ad, it costs $24.99 for 6 months. The good thing about Red Week is that only paid members can respond to your ad or, in other words, serious inquiries only.
My Resort Network costs about $20 for and ad. Craigslist is free with your membership but expect hordes of spam and scam attempts.
But watch out for scam artists who claim they can rent out your timeshare for double your maintenance fees but then ask you for a large, upfront fee.

thx ken1193, I was really taken-a-back by the presistency andthe constance calling and messaging of the repersentive. Have you tried redweek, if so, how did it go i have a family mamber that want to rent from and I would like to get the info as soon as possible

RedWeek is unquestionably among the very BEST sites in existence for conducting timeshare sales or rentals --- on EITHER side of the transaction. As a timeshare owner, I usually USE the weeks I own, but I have occasionally (and successfully) rented out some of my weeks, advertising on RedWeek. While there is certainly a cost to advertise, RedWeek ad "responders" are rarely just "tire kickers" or scammers, since everyone has to join (i.e., must PAY to join) RedWeek before even being able to respond to a RedWeek ad at all in the first place. This paid membership requirement helps a whole lot to eliminate and discourage most of the scammers, spammers and "tire kickers", fostering a "serious inquiries only" environment.
I have also rented weeks myself (i.e., as a renter) from RedWeek ads, always successfully and without a hitch. I will likely do so again when I see an advertised week I want to rent, somewhere I want to go, offered when I want to go there and offered at what I consider to be an acceptable price.
If you are trying to rent OUT a timeshare which you or your family member own, remember that the week itself (NOT the particular advertising site) is really what matters most. A week being rented out has to be a week for which there is some demand and interest in the first place. The rental must also be competitively priced compared to other similar advertised weeks at the same place in order to generate any interest --- REGARDLESS of the particular site on which the week is being advertised.

I agree with the opinions posted. If I had not been hood winked by those crooked timeshare sales companies I would be in a better financial position today. I had no problem paying the annual maintenance and the only reason I was convinced to sell was because we were not using the timeshare unit as often as we used to. At present I have an add posted with Redweek in hopes that I still can rent or sell my floating week in Atlantic City.

I worked in the timeshare industry for over 10 years and the sad truth is this... there are some properties out there that can't be sold... in fact, not even given away! The very BEST properties out there... Marriotts etc... are lucky to get back 75% of what they paid... very good properties maybe 40-50%... average about 20-30%... and again... that's if you're LUCKY. If anyone tells you they can get you what you paid for it (or ever more), run for hills my friend. As far as rentals... you're lucky to get your maintenance fees. Again... there are 2 things that you need in order to sell ANY property (or rent for that matter)... 1) Tons of advertising 2) A great price.... without both, your property will never sell no matter what it is. TIP: when deciding on an advetising company, do your research and put yourself in the place of a potential renter or buyer. Where would you look? How easy is the site to find? How easy is the site to navigate? Do they actually have a department that handles people wanting to rent or buy? Or do they just concern themselves with people that want to list there property? After all this, the truth is sometimes hard to swallow... and chances are, you are like the majority of timeshare owners that have properties that either can't be sold or can only be sold for a fraction of what you paid. Go on craigslist or ebay... you'll see Wyndham properties for example, where owners paid over $30,000 for a property and they can't even sell it for $3,000! If this is you and you simply can't use the property anymore... your best bet is to try and GIVE it to a friend or relative... if that's not an option, try to give it back to the resort... if that's not option, just stop paying the maintenance fees (if you're no longer concerned about credit), and if that's not an option.... then unfortunately you'll have to really bite the bullet and actually pay one of these charity companies (sometimes up to $3,000) to take it from you. But be carefull... even some of those companies are scams! Do your research!!!!! GOOD LUCK!

The only way to get out of a timeshare, the maintance, and RCI fees is to re-deed it back to the resort owners. No your not selling & their not buying. There is a processing fee (mine was $60) for changing over the deed, but if you really want to save time getting ripped off by these scams. This is the only way. The maintance fees keep going up, no time or inconvience to travel, RCI exchange fees. Thank goodness in the past I was able to use my timeshare, but was no longer able to go any where nor sell it, just got ripped off just like everyone else. I just would like to know how these scammers keep getting my number. Now I love it, I tell them I no longer own it.

You're exactly right IF the resort accepts deedbacks ..... they have to accept it for it to be deeded back to them .... most don't, you're lucky yours accepted deedbacks.

Never, ever pay a large upfront fee to any entity saying they'll sale your timeshare or to list your timeshare with them ..... they're all scams.

I think what he said makes sense because I have paid thousands over the years, without any luck. But they say it is illegal to get a commission because it is not true physical property like a house. They would also remind me, if I ever get it sold, the other companies have to give me my money back.(If I can find them.) I hope I can sell through Redweek. Timeshares are very nice, and I'll use my Wyndham until I sell. I wanted to warn the man wanting to upgrade buying points, I'm not sure they will honor VIP status if they didn't sell it to you, although it is the right thing to do. Maybe they'd never check beyond the number of points.
