I'm so glad I found this thread! We bought with Playa del sol approx 2008 and used it twice. The fees went up so much we stopped paying around 2013.
We just couldn't afford it, and the last time we went in. 2012 they told us Bel Air had taken over and they wanted more money that we refused to pay.
They've been sending us invoices for years. Today we got a letter from a collection agency in the US, we are in Canada. I don't think that affects Canadian credit, but not sure. Has anyone else had a credit agency contact them. It was interesting that they had our correct names and addresses in the address section of the letter, but then had Dear Richard and Jaqueline in the body of the email, which are not our names.
Agency is Fairshare Solutions LLC.
Has anyone heard of them?
Any advice greatly appreciated

My husband and I are in Puerto Vallarte Krystal Grande at this moment. ( Aug 7, 2022) We have paid 10's of thousands of dollars over the last 20 years for this nasty timeshare. We are current on all fees and even paid a dishonest extra assessment fee for upgrades. We were looking forward to relaxing in a new room with drinks and food by the pool, as we have not been able to come here for 10 years. However, when we arrived we were informed ALL TIMESHARE OWNERS MUST STAY IN THE OLDEST TOWER WITH ABSOLUTELY NO UPGRADES THAT WE PAID FOR. The room is gross, old and broken and creepy. Additionally, unless we buy the all inclusive package for an extra $1050.00 dollars, we are not allowed to purchase any food or drink poolside.
We complained and were told to buy food at the local "Circle K" (OXXO). It's time for us to take legal action.

Thank you for that update on the condition of the resort. We stopped paying the yearly maintenance fee when we were hit with the demand for the extra "special assessment". We will not pay and will fight the demand if it ever goes to collections. We have rights too and my contract uses the words "unforeseen and unforeseeable" to describe an attempt to force a extra maintenance fee. Also, my contract says we must receive a "detailed report" concerning any special assessment, maintenance fee, or whatever they want to call it. Have not received one.
Our last stay there in 2019 was ok. Not enough chairs around the pool and very crowded but our room had been remodeled and was pretty nice. We were upgraded from a studio to a one bedroom so that was a plus. But for the future and from what you have described, we will never be back, even if they waive the special assessment. We are also members at Paradise Village just down the road and love that resort and just booked 6 weeks in Feb. and March.
Keep us informed how the rest of your trip goes. Take a cab to Megafoods, short ride, for groceries. Hal and Colleen

We hired timeshare freedom group to get us out of our timeshares. We were scammed and out 5000 dollars. So now we want out of belair and was told because it's Mexico they cannot come after us. We haven't done anything yet since the maintenance fee is due in January. We owned a one bedroom lock off that sleeps 6. When we went to book it they stated they no longer have that unit and they would give us 2 suites for an additional 130 dollars. Plus they charge me that amount to enter it into interval international. I just want out of it. I am worried if I don't pay they will go after my credit.

We are heading to the one by Cabo in a few weeks. Our last 4 stays have all been disappointing. We also paid all of the fees, even the one that was basically illegal as it detailed nothing as promised in the contracts. Will see how this stay goes as we were told the pool front properties would be where we would stay on our next visit, after they were done updating them.

We just returned from our vacation at the Bel Air resort in Los Cabos. We spent most of the time apologizing to our guest couple for the experience. When we arrived I had brought along the file folder of our purchase, including the floor plan for what we bought. The room they were going to put us in was two adjoining bedrooms, with no living room. I tried to explain that was not what we purchased and they basically ignored us and gave us two bedrooms that had a dining table and kitchen. It was laughable. They did try to put us into the building in the back. It was under construction and after loading us in a car to get us to the back of the building to enter, they had to go up and ensure the room was not under construction. It had one bedroom with a King bed and one bedroom with two full size or smaller beds. Our sales document indicated that we would have one bedroom with a king bed and one with two queen beds (based on the size on the floorplan and what we actually had the first two times we went to this resort.). The air conditioner was not working and they indicated they would send someone to fix it.
Each of the rooms had different equipment. Our room had three soup style bowls, 7 large plates, 4 small plates, two dinner forks, two salad forks and three spoons. This was in a room that was supposed to support four people. This room looked like it might have been a living room set up but they put in a king bed where a few chairs or sofa should have been.
Last time we went to the resort we loved the Ayami Restaurant. This time it was horrible, the food was bad, there was no Air Conditioning and the service was hurried. The international buffet was the same every day, the only highlight was the omelette lady, she was great. We went to the grill one day for lunch and were told that none of the seafood would be available for at least an hour. At dinner, my sister ordered the Tuna Sandwich, which arrived after everyone else had finished their meal. At the Risotto Restaurant we ordered a very delicious mushroom soup described with feta cheese and what sounded like crispy garlic bread. We got broth with a few pieces of mushroom floating in it. And there was no red wine available for dinner...this is an Italian restaurant.
When we got to our room, we had one bath towel, and one shower floor mat used as a hand towel. When we asked for more, they arrived two days later. In my sister's room there were no bath towels, soap, or toilet paper.
Drinks of any-kind were not available at the adult pool until 11am. Including water. We were told we could use the private pool that belonged to La Jolla Tower. In the past, this tower was only for the owners of those unit and we were told to never trespass back there. My sister did try to use that pool. There were four sun loungers with missing webbing. They were told to remove their towels if they left the area for any reason.
We talked with other owners and with a few folks who tried this for the first (and last) time. They were recommending other much better places they have stayed. One of the other owners said....whatever the staff tells you, they are lying. What a great recommendation for a resort. They did try to upsell us. I told the agent - as he excitedly wanted to show me their two bedroom, living room, dining room option - that we could see it, take pictures and keep them for the next visit and we would not get it when we arrived next time. I would be insane to think that we would when we have not gotten what we originally purchased for 5 or 6 past stays. They wanted $10K to upgrade to their new level of membership, and they are trying to sell to new people.
On the good side, they had lots of hot water and great water pressure in our unit. However, the shower curtain was a foot short of reaching the floor, it leaked all over the floor. We were just above the room my sister was in, and their bathroom ceiling was falling apart as this was a problem for a long time. Their shower curtain was also short and they had water on their floor too.
There were many more disappointments, too many to list here. We will not go back again.
I will try to report this to PROFECO. I have tried to find the facebook page and will try that again.

No, but my mother always gets guys calling her expressing interest in buying. I’ve asked them to send contracts and the escrow places are always in Florida or elsewhere. (We live in CA). When I demand we use the local escrow company used by my sister in law’s real estate business I don’t hear back!

I'm wondering if it's better to just ignore paying the fees or to send a Notice of Cancellation to Bel Air. I've seen many postings about Mexico jurisdiction having no authority in the US. The advantage to sending the notice would be to have a paper trail. The con would be that they would have all my current address, phone number, etc. and I may be targeted. Has anyone had any success with sending a certifed mail Letter of Cancellation?

Nothing except a letter every month requesting payment. As I mentioned earlier, my contract says a demand for special assessment or whatever they want to call it must be for "unforeseen" or "unforeseeable" events. Not general resort improvements. Also, contract calls for me receiving a "detailed report"...haven't received that. I used to return the payment letters stating why I wouldn't pay, now I just throw them away.
