You say that you lose the right to use your timeshare if fees aren't paid (after six months). Did you actually handle it this way? Any other repercussions, eg. to credit rating? I'd be happy to simply let it go this way. Thanks for your response.

Your last message was in May. It is now December....any new developments on your non-payment of fees? I'd be willing to abandon my timeshare by doing the same but am wary of the repercussions. What, if anything, has occurred since May? Thanks.

Hi Jenny,

Check what is currently available for rent for this resort on RedWeek. If the week you want isn't available then you can always post a RedWish on RedWeek asking what you are looking for and owners will contact you. A paid membership is required to add a RedWish and to contact owners.

I and other have asked this same question to no avail. It appears to me then that none have tried to do so or have and do not know of this site to report such action,

Some of us have posted this info in the past. I didn't pay my fees having never used my points (they made it impossible). I received some inquiries but they pursued nothing and I haven't seen it on my credit. They don't care....they just keep selling. If you go through the history and read everything there is a lot of useful information. Don't get your hopes up though....nobody has figured out how to resolve this and we just walk away from a costly lesson.

Hi, i have a time share at Rancho, but find the mtce fee unreasonable in comparison to other resorts, i have been to a number of sales presentations, a person finds first hand what other vacation plans have to offer, if you can bear the bs. will not be using mine this year...........also went with holiday management as far as i could without sending any money...even the escroe people were phony, tried to threaten me with a law suit if i did not follow through with the contract i signed. i called their bluff, never heard from them again..

I have been an owner at Rancho Banderas since 2004. Like many of the owners, I experienced the huge increase in assessment fees, in spite of our ownership contract limiting fees to a maximum increase of 15%. I enjoy the resort with its quaint, yet uniquely beautiful setting. The three level pool descending to the beach is a one of a kind. However, the newest management under Northwynd Resorts Ltd has taken owners, like myself, to new depths. It appears that Northwynd Resorts Ltd is overbooking the resort or they are eliminating the number a villas for the owners - which is the more likely scenerio. If you attempt to reserve a villa for the same week/s that you have in the past, more than likely it is "unavailable". The management will offer a less desirable week/s or offer a less desirable villa for the same week/s. I noticed last year, 2011, the parking area overflowed with vehicles. In all my years at the Rancho Banderas, since 2004, I have never seen so many vehicles. This year, 2012, making my reservation right after receiving the assessment invoice, I was informed by their reservation center that the two weeks that I normally request were "unavailable". Instead, I was offered two weeks at a less desirable time during the height of the rainy season. I contacted Northwynd Resorts Ltd. To date, I have not received a reply.

We also purchased circa. 2000 and have enjoyed several visits to Rancho but as owners we have never gotten ocean front but were stuck in the back. The only time we had ocean view was when we used two years worth of points (1920) and we got the penthouse which was fabulous. We have complained at the desk regarding the shabby treatment of owners but to no avail. As the maintenance has escalated we can no longer afford this and will have to loose our entire investment. We have not paid the last two years and thus have late charges. We have 960 points. We were contacted last fall by them by phone but I put them off. Have gotten the latest 2012 bill but will not do anything with it. I can only hope this does not affect our credit rating.

Please keep posting any info -- we would definitely be part of a group "owners against the crooks at Rancho".

Look at Northwynd's latest list of properties, the only Mexico property listed is in Cabo. Rancho has been deleted.

Just found the post in my e-mail as well. Even though I'd promised myself to just forget about RB, I had to send the following:

To Whom it May Concern,

I'm sorry to say that you've taken on a property where conditions have deteriorated so badly in terms of customer satisfaction & support that a great many current owners are defaulting on the exorbitantly high maintenance fees preferring to absorb the loss and not return -- all exacerbated by a lack of decent reservation options, the turnover in resort owners, etc. The decade of profit-over-service has certainly taken it's toll.

Forgive me if I'm not in a position to share your enthusiasm having read such introductions in the past and now being priced out of what was an exquisite resort when it opened. To experience the decline has been sad indeed.

Unfortunately, I will have to pass on your pledge to "continue offering you an unforgettable vacation experience." My experience so far has certainly been unforgettable but not in a good way!

Spoke to Timmo Stychin, at Rancho, about Marival Group, and i hope what he said about this group that they will improve service and fees, will come true. we are going back for 2 weeks next winter, will certainly check it out. giving them 1 more chance!

Thanks for all of the posts. I have not received the "good news" email from the new owners. I will be staying there for a week come Mar. 30th, 2012 and will get a good feel for the situation then and report back to all of you upon my return.
