I'm an unhappy owner through Sunchaser of what was a share at Costa Maya Reef Resort in Belieze, who has been unceremoniously dumped into a unit at their Lake Onkanagan Resort in B.C.

I am pursuing legal action under what I hope can become a class action for violation of our purchase and sale agreement and of Sunchaser's rules and regulations.

You have a better chance of wining the mega lotto than getting any relief from your disappointment. Both Rancho and Belize have and are a total FRAUD. We were all screwed. Get out of the property by doing what I just did. Sell it back to Marival and go with the new deal. All you have to do is read all of the older blogs and understand that there is no recourse, cut you heartache and losses and move on. I got $14,000 for Rancho and and am all set with Marival with many more choices and options.

Am here at Rancho now and just got rid of it with Marival on their program. Got back what I paid for this fraud in the first place and am moving on. So much more to offer from them on the new package and have the burden of the never ending escalting dues removed is peace of mind for me. The hotel in Nuevo is outstading along with the other perks.

But I don't think that Marival is involved with Costa Maya and/or Lake Okanagan. If somebody would offer to buy us out, I'd be more than happy to sell.

Is that facebook group still good? I tried that address and and it was not found. I bought in 2005 and got screwed badly. I tried for about six months to resolve the problems but it was a total dead end. I thought I was one of the few that was taken. After I read this blog I can see that a lot of people were swindled. Don´t tell me that you give them more money!!! It´s sound like this Marival Group it´s just pretending to buy your Rancho Banderas membership and anyway ask you for the same money as if you were not a member at Rancho Banderas. Also check out how much will the price for a vacation as NON MEMBER and as MEMBER to go to the same place at the same dates.

I keep getting phone calls from the Houston area regarding selling my Rancho Banderas timeshare. I am leary. You stated you took $ from Marival and you are now in their plan. Can you outline this? DId you have to provide more $ to Marival? DId you actually receive your cash for Rancho? Thank you

We paid $50K and tried to sell our Platinum time, to no avail. We never received the cash back and we did everything including paying off the resort and pre paying often. Very sad. We loved Rancho, but the owners were not ever playing fair. To book I paid two years in advance, and continually asked for a certain unit with the whirlpool. We NEVER got it. We were one of the first owners at Rancho, and the owners always used all the premium units. We suffered the loss of our business, and tried to pay minimally for a bit on our dues, and it was not acceptable. I felt so wronged because they needed our help when they asked us to pay in full for our units, and in advance for our maintenance fees and we did. But their increases were criminal, none of our other units in Provodenciales, Turks and Caicos, Nassau, Bahammas or St. Thomas ever raised so dues so much. Very sad.

lucky you, wish I would have heard of Marival. We tried selling and gave it back FOR FREE to Rancho to avoid their legal proceedings. We paid in full $50K for our units and was behind only one year of maintenance. THEY STOLE FROM US. Our Nassau at least bought it back for the price we paid. They are criminals.

Yes we tried to sell through paying $399 fee to Timeshare Resale companies. Two different ones. listed with the Real Estate firm that doesn't make you pay upfront. We also posted on RedWeek, and similar time share sites and ads in the newspapers and craiglist, on the Forum for Rancho. We tried to sell for two years and before our second year dues were up, we just didn't want to be sued by rancho and they were relentless. We hoped to get something, we tried to sell for just $1,000 for all those platinum points. NOTHING... we got nothing.

5-Star Maintenance Fees for 3-Star Resort

If you don't know, Rancho Banderas is no longer a 5-Star resort. This past summer, I vacationed at Rancho Banderas, Puerto Vallarta. As a time share owner since 2004, I have been vacationing at the resort every year. The suites at the resort have undergone the least of changes, or more precisely, upkeep. The furnishings are the very same since I first vacationing there in 2004. Now, they are worn as evidenced by the faded fabric on the seating areas, chipped paint legs on the furniture, the constant loud noise emitting from the A/C, the drapes with tears on them, and don't try to use the gym. - The only treadmill has a permanent "Out of Order" sign. The free weights have rust on the ends with assorted chips. Admittedly, the locks on the doors of the suites have been upgraded. - That is the only item that is evident for the exorbitant maintenance fees assessed. I pay over $1400 in maintenance fees for 960 points. The result of such fees is the continued deterioration of the once 5-Star Rancho Banderas where the suites are no better than your 3-Star hotel in town!

We did get $1600 back from Cashback America, while we had been promised $8000 for 10 years of maintenance fees. I finally (after 3 months threatening them) got them to admit that I had done EVERYTHING exactly right, and they sent me a bogus accounting page that indicated my share of that week's refund was the small fraction of that originally promised.

I guess we were able to avoid the unbelievable increase in maintenance fees over the 10 years, since the rate fixed in 2001 was kept for us for 10 years with the deal. Dave

We are backing out of a similar plan with Vida Vacations because we are pretty sure "getting rid of it" does not mean that Rancho will stop billing you for maintenance fees. We too listened to the sales pitch by Marival, and think it is a likely fraud, since I don't think Marival owns the rights to Rancho Timeshare contracts any more than the Vida Vacations group does. Hopefully you will post back here whether Marival was able to fulfill the promise to take over your Rancho contract. The 2013 assessment fees from Rancho have been e-mailed out. I hope you didn't get one!!! Dave Anderson

I received a call followed by an email from a company called Mirage Vacation Properties from Las Vegas saying that Rancho Banderas was merging with another company at the end of the month and that it could affect my membership so they were giving me the opportunity to liquidate it. The letter stated that they would need a copy of my Rancho contract so that they can send me an exclusive sales contract and guarantee the sale of my Mexican timeshare. It says no fees upfront but would have to agree to pay 4% after the sale and funds received. It is basically very similar to the letter posted here earlier regarding another company called Holiday Property Management making similar claims. Have any other owners received any such calls from Mirage Vacation Properties? Does anyone know anything about a supposed merge? Doesn't seem legit. I wonder how they get information to make these calls and if they're affiliated with Rancho Banderas at all.
