I received a bill from Northwyn Resort Properties for $4300.00 they say I owe because of renovations, maintenance etc. I bought the time share in 2006 and because of health reasons I have never used it for anything. I tried to get out of it several times by calling them and asking them to take it back or sell it for me, they said I would lose half of it If I sold it, so I just decided to forget about. Now it's come back to haunt me because I have been issued a (draft) Civil Court order. I decided to hire a lawyer (Gelder Law) and fight it can you throw some light on this.

Sorry to hear about your troubles but 2006 /2014 is a long time without using your timeshare. Apparently Marival has hired professionals to go back and sue owners who have been delinquent on their fees. I would reccomend anyone with experience in this type of situation contact you privately so no one knows what your options are. Im sure there are spies here in this forum who will contact marival about advice given here. Good Luck.

Hi, I am very interested in knowing what happened with Rancho Banderas for we are tired of it and don't wanna pay our membership dues anymore. Our is owned outright but I'm ok with letting them have it. Please let me know what happened if anything. Take care, Michael Adcock

Hi, I became concerned when I went to contact Ranch Banderas and found the number not in service and then realized they had been taken over by Marival. I purchased a timeshare 15 years ago and have basically been trading it to go elsewhere. It appears that they don’t recognize timeshares in there new site. I am interested in joining the lawsuit to recover my investment. Please let me know how to proceed in joining the suit. Regards, Vic Cocozza

Hello, I just noticed your post about Rancho Banderas’ purchase by Marival. We knew about that a few years ago when we stayed at Rancho and of course they wanted us to invest more with them. We already got scammed with the Cash back scheme, so although we’ve enjoyed trading and staying there twice, we won’t spend another penny with them. We also mostly trade our week with Interval but because of COVID, we haven’t requested a week. I just received my assessment and got concerned when I tried to log into my account and saw that Rancho is permanently closed and there is no logon on the Marival site.
Did you ever get a response about a lawsuit or were you able to resolve the issue with Marival? I plan to call Marival this week before I pay the assessment. Any information would be appreciated. Thank you,

Received my annual assessment bill from Marival Rancho Banderas, of course a significant increase.. Before I would consider paying the assessment, I attempted to access their website. It was suspended. I then accessed the Marival website which one can easily make reservations for their all inclusive resort. No thank you. I’m awaiting response from the Marival contact us service.
