Marriott Las Vegas home resort
I'm considering purchasing my first time share. I'm looking into purchasing a Marriott 2bd in Las Vegas during a red week. My wife and I are not really into Vegas but I figure we would have an easy time exchanging it for Marriott red weeks in Hawaii, Aruba, Desert Springs, or elsewhere. The Las Vegas price is lower than the price in Hawaii. I was also considering a Marriott in Orlando and maybe even Boston with the same thought...to have trading power through Marriott to exchange for places I would much rather go to but not willing to pay the higher price. Any thoughts?

Marriotts or ANY timeshare at Myrtle Beach are ALWAYS in demand in the spring, summer & fall months. I live in Tennessee and everybody here is always trying to find something at Myrtle Beach, because it is the closest beach to drive to. I am always getting calls to rent or sell my Westgate Smoky Mountain timeshare in Gatlinburg as well. Buy from Redweek; NOT the resort. Much better prices!

I assume you will be buying a resale in whichever city you decide to buy. You will save a lot of money by doing so. The expensive perks you may get by buying from the developer is not worth the extra expense of doing so.
Many people say that Orlando is overbuilt with timeshares which lowers trading power. I'm not familiar with Marriott so I don't know if that would include Marriott's or not, however we once owned a one bedroom October week at a well known gold crown resort in Kissimmee, and we never had any trouble getting anything we wanted in a trade into two bedrooms at that.

We stayed at the Marriott Grand Chateau in Las Vegas and it is very nice. We will be going back this month again and we lucky to get a good price. I usually find that the rental prices there are high and availability low. However they are building 2 (maybe 3) more towers and that may make the supply catch up with the demand and lower the prices. Above advice is so-o-o right - buy resale and save!

If your looking to buy a Marriott on the resale market, keep in mind the points program is NOT transferable and you will have to buy into it if you want to exchange to other Marriott's without II. Also Marriott has a ROFR (right of first refusal) at most of their resorts. That means even if you find a resort resale you like Marriott might scoop it up.
Here are great things to consider before you buy
1. The maintenance fees of your home resort. If you buy a resort in a low risk area (hurricanes, flooding, tornados) the MF are usually a little bit lower. 2. If you plan to buy resale and use II then consider how much time you have to plan your vacation (if you cant plan at least 6 to 9 months out you might have difficulties getting the location you want)

Forget Orlando - Overbuilt and low demand Purchase a Marriott ocean Front anywhere There are too many very good alternative to Marriott in Vegas

Many American just do not find Myrtle Beach to be an attractive Beach experience

I bought where I wanted to go most, but that was way back when no one had really heard of timeshares, or took them seriously.
I still think my instincts are good. Buy where you like the most, then you can trade for what you like. As far as buying resale vs. hotel/developer, there is a price difference, so see if you want what is offered. Ask why the difference, ask how trades work, and check with these sites for reality testing.
You don't always get what you pay for, but you surely don't get what you don't pay for. Research, research, research.

We bought Marriott Oceanclub in Aruba as a resale.I know that is pretty easy to rent and very easy to swap with Intervale.I also own Rennassiance ocean suites in Aruba and fine Marriott is a great Brand. The Oceanclub maintaince fee was $810 last year. Kind of steep.
