what is the difference between the westin bay vista villas and the grand villas?

My belief is that Bay Vista are the newer villa's closer to the water. Each have different benefits. Example the older 3 bedroom villas are larger in sq footage and each has a private pool.

Yes that is the case the 3 bedroom units with a pool, kitchen, dining room, 3 full bathrooms, 1/2 bathroom. Really nice places. There are also smaller units up on the hill above the Westin. These units are the furthest from the beach though.
