I'm assuming they contacted you uninvited (either via phone or e-mail). That's your first red flag!

Secondly, timeshares in Mexico are literally a dime a dozen. They are being listed on sites like this, E-bay, etc. for $1 or less. Many of them have no takers.

If they seriously have buyers for your Mexican timeshare, tell them you will sell it to them for $100 and then they can turn around and sell it to these alleged clients that they have for the thousands of dollars they say that these alleged clients are ready to pay.

They have no buyers. They're just trying to get you excited and stop you from thinking rationally. Sadly, we hear of dozens of people falling for this scam each week.

The scam artists tell you that they have a buyer for your worthless timeshare at premium prices. Then, when you're ready to close the (alleged) deal, they will tell you that they need money for some sort of bogus fee or tax. They will tell you that that money needs to be wired (another red flag) before you can have the funds from the sale released to you.

Remember, when you are selling anything, the seller should not have to pay any fee in the transaction. If they insist that the money must be paid, tell them they can take double that out of the proceeds from the sale.

Anyway, you took the first step to avoid the scam by asking on boards like this before blindly handing over your hard-earned money.

Be aware. All contracts go through Mexico. The Mexican government Will require Mexican taxes prior to providing any proceeds and most likely you will never see a penny. Mexican timeshares are a dime a dozen and Are selling for $1.00....Any changes to the contract will be voided by Mexican title companies.

I'm also dealing with Resort Property Management. They want to but my timeshares and sell to a Mexican company. They wanted no upfront fees. Their offer was too high to be realistic. I cannot find anything about the company, using BBB, Calif Sec of State, white pages, reverse Tel lookup.

There was no up front fees until the end. They now want me to wire $3500 to Mexico city to pay the taxes on my sale. This is to the Bank "Banorte" I've tried to find out where the money is going. Using the wire transfer Swift code the money is not going to Banorte in Mexico City. I'm not sure where it is going. Once you wire money it is gone. You cannot get it back. I've tried to get this company to pay the tax and take the money out of my check, I've also tried to get them to charge my credit card, at least using a CC you have some recourse. The company will not do either one. I'm dealing with a person in Mexico with a name of Christain and the people in LA at Resort Property Management are Mike, Richard, Mark...I don't think I'm going to sent the money......Thanks

The National Timeshare Owners Association and Timesharing Today did articles on this new scam. It's just a new twist to get money from desparate owners wanting to get out of their timeshares. Don't send them any money.

Nicole Monahan from Resort Property Management in Los Angeles has been calling my Mother about her timeshare through Royal Holiday Jalisco Mexico. When I asked her for a copy of their business license, she said she would NOT supply it until a contract was signed. I told her that the state of Calif. does not show a license issued to them, her reply was that they do have one & company policy prohibits them from sending a copy prior to a signed contract. That is total BS. My husband & I have to post our business license for our business. Plus I have talked to others and the value of the points for this timeshare is $1.00 to $2.00 max per point earned per year (Max 15,000.00). They were offering 16,960.00 and said that the company buying is a large cement company in central america. I have contacted a large cement company to see if this is true.

If you read previous messages you will see that it is a scam. RPM doesn't Require a fee up front. They have a business license but not a real estate license. They turn over all contracts to Mexico people who then require Mexican Taxes. People have sent money and then never received a penny. I told them I Wouldn't proceed u til they signed an addendum stating no monies were to be paid up front and any/all monies were to be taken out of the proceeds. He then hung Up on me!!! These people set up shop then fly the coop after a short period of time with the money they steal. if you check out the addresses they use they are many times fake.....empty lots.

A license for what? Upfront fee timeshare resale entities are not allowed a real estate license (legit real estate agents cannot take any type of money upfront .... it's against the law) or any other license for that matter as they are all scams to get your upfront fee .... all they have to do is set up a fake website and direct you to it.

This is a update to my previous message on Resort Prop. Management. I just got back from Puerto Vallarta. They wanted me to wire $3500 to an account in Mexico City to pay the taxes. The acct. was actually in Puerto Vallarta under a different name than I was was told. The Mexican Govt. does not require taxes to be payed before you get the income. So paying the taxes before you get your check is a scam so watch these guys. They have not contacted me since I would not send money to the acct. in Mexico City. The Calif reality board wants to know about them since they do not have a Calif license to sell in Calif.

My name is, Kimberly Diaz and I am a notary public. This company has falsely used my name as their notary. I was first contacted by a gentleman from Canada claiming he was scammed out of over $3500 and that the company was attempting to collect additional fees and that I was the notary who signed some documents. Since I have never actually notarised any time share docements, I asked the gentleman to please provide me with a copy of these documents. To my surprise, my name as well as similar commission number with a forged signature was on the document. When I contacted RPM and gave them my name, a man named, Mike seemed shocked that I called. I asked for an explanation and he slammed the phone down. I have reported this to the LAPD, but unless I ran a red light, they really don't care.

This lady name Pam offered me her timeshare for 20 thousand & had purchased it for ovet 50 thousand I have never owned a timeshare before would like to hear good or bad experience reguarding timeshare in Mexico, thank you

There's no timeshare on earth that would sell for $20,000 especially in Mexico .... the vast majority of timeshares in Mexico can't even be given away. You need to run away as fast as you can from this socalled deal.

You need to file a complaint with the Attorney General of CA. You can do this online. That company committed a crime = forgery and fraud.

In all honesty, if you want to vacation in Mexico, you're better off renting from owners. You can find many being offered for rent for less than the cost of the maintenance fees. Check out the rental prices here on RedWeek. See also E-bay or My Resort Network.

Timeshare Users Group (aka "TUG"; tugbbs.com) has a Last Minute Rental section where you can advertise that you would like to rent from someone. The rental can not start more than 45 days from when you requested and the owner cannot charge you more than $700 per week.

If you still feel the desperate need and urge to own a timeshare in Mexico, check out E-bay. Many are being offered right now for around $1 with the current owner paying closing costs and transfer fees.

Again, you might want to check out TUG's Bargain Deals section where people are giving away timeshares.

Anyway, run away from Pam's offer.
