Somewhat confused ..... are you looking to rent out a week or are you looking to rent a week? If you are looking to rent out a week that you own then watch out for those upfront fees.

If you're looking to rent a week from an owner then never pay anything until a contract has been drawn up and signed by both the owner and you. I have to wonder how much VacationsOnly makes on these kinds of deals.

I would think you could find a rental on one of the timeshare ad sites, such as Redweek, with no middle man involved.

One more time .... 'Vacations Only' looks like a 'rent by owner' website .... just be sure there's rental agreement in place by the owner stipulating the terms of the rental and signed by both you and the owner .... search forums for sample rental agreements.
