My Timeshare Co. is asking me to pay Annual Amenities Charges for my resort which is still not developed.

I am owner of Timeshare week at Bhimtal Resort, Uttarakhand, India, being developed by Sterling Holiday Resorts India Ltd., since the last 15 years. Uptil now the Company had not asked me to pay AAC (Annual Amenities Charges) as the resort was under development. The co. is now asking me to pay the AAC, although my home resort is still undeveloped. The co. is citing the reason that 'it is a common practice worldwide'. Although I am able to holiday at other resorts by getting exchange through Sterling or through RCI but it is cumbersome to book exchanges and through RCI I have to pay hefty exchange fees. I want to know whether this demand of AAC, till my resort is incomplete, justified.

Let me get this straight ..... you bought a pre-built timeshare 15 years ago at a resort that has not yet been built.

How can they charge you an amenities fee when the resort hasn't even been built?

Also, how can RCI have this resort in their exchange system when it hasn't even been built ..... you have nothing to deposit into RCI FOR an exchange?

When I request Sterling to deposit a week with RCI in my a/c, they deposit a week from one of their operational resorts against which RCI gives me an exchange after I pay their (RCI's)fees. So thats not the issue. The issue is 'Can Sterling charge me AAC for my non operational Resort? '

I guess they can charge you whatever they want, however since the resort hasn't even been built, I don't see how they can legitimately charge you for amentities that's not available, BUT you need to talk with the developer or the management company affiliated with this phantom resort to get the answer to your question.

No one here can give you a definitive answer .... I've never even seen a question of this nature during the 12+ years that I've been posting and reading timeshare forums.

Hi dayalm

I have sterling resort india membership and I am wondering to take RCI membership or not. I have some questions.. Can you help?

# RCI said I can exchange one full week only and that too I should stay in that RCI place for one full week. Is it true?
