I imagine as the owner of the time share, we are responsible, if we rent to irresponsible tenants. Any ideas/tips/ suggestions?

Most resorts do take a credit card hold on funds for damage. They will go after the actual occupant for damages first but if the damage is extensive and beyond the amount on the hold or if the resort can not get the full amount from the occupant they will go after the owner for any excess. You should include something about the renter being responsible for any damage in your rental contract but you would have to enforce it if the renter doesn't pay. So this may mean finding the renter and bringing legal action against them for the damages.

Most renters aren't looking to rent and trash the place. There may be some accidental damage which in most cases will be minimal and will be paid out of their held funds through the resort.
