I am glad that there are some people out there to help me in this matter.

some years ago my wife and me bought a timeshare from monarc grand vacation so far we have used it only 3 times, one for every year. since I do not use it I would like to sell it to someone who use it; but where do I start do not know. it is one of those timeshare that you get some points every year and you have to pay for times a year per maintenance fee. I am almost disable by now and I can not go on paying the fees. my resort companie have many resorts where I can go. I do not really know what I have and what I do not have. CAN YOU HELP ME OUT ?

First and foremost, do not pay anyone or company a large, upfront fee to sell, rent out, market, or cancel your timeshare or contract.. Those are scams!

Secondly, we have to know what you have. Since it's Monarch Grand Vacations, I'm assuming it's in Mexico. If so, do you have deeded property, a Right-to-use (RTU), or a travel/vacation membership? It's important to know exactly. Check you contract carefully to determine this.

Another important thing to know is what its resale value is. The majority of these things in Mexico, believe it or not, have a resale value of about zero. Understanding this will help you avoid falling victim to scams and will help you determine your best course of action.

I will assume at this moment that it is either an RTU or a club membership. If that is the case and your unit or membership is worth about zero, what most people in this situation do is simply stop paying maintenance fees. The resort or club will probably send you collection letters and phone calls. They might sound threatening. It might also affect your credit rating. Or the other thing you can try is to contact the resort or membership club and explain your situation saying that you wish to discontinue your contract and that you will be paying no more money into this.

Put it up on Ebay, Redweek and Tug for 100% free. You would have to pay closing costs/transfer fees to get rid of it. Even at 100% free, it might still take some time to get rid of it.

Also, the company who owns it (Diamond I think) might have a deedback program when the deed is free and clear of a mortgage and might take it back for free.

If it's Diamond, it isn't worth anything on the resale market.
