Did anyone got proper valuation for TS?

Did anyone ever got proper valuation how much your TS worth before you try to sell it?

How would you define "proper valuation"? Would that be what someone is willing to pay for it or what the government tax assessor might value it?

If you are trying to sell your unit and are trying to determine what you think you could get for it, one suggestion is to check for similar units on E-Bay and look at completed sales. That will give a rough indication as to what your unit's "proper valuation" is. Of course, that will likely be a lot lower than what a government tax assessor values it at or what owners of similar units are listing their units for.
