Warranty deed to release ownership

We rec’d a warranty deed to execute a transfer of ownership on our timeshare…it is in foreclosure for outstanding maintenance fees. I would like to know once registered can the developer still come after us for outstanding maintenance fees? What is the difference between a quit claim deed and a warranty deed? Thanks Wendy
