If you find your own renter, you are personally responsible for covering any damage costs which exceed any security deposit (I.e., the credit card authorization required by the resort from the tenant at tenant check-in). The resort won’t chase the departed tenant — they will chase you, the owner. You can attempt to write your way around this liability in terms within a rental contract, but good luck enforcing it after the tenant has returned home to Timbuktu. The good news is that tenant damage is relatively rare, particularly if you rent only to people 25 years of age or older, thereby completely eliminating the college age / Spring Break / "partay" age demographic, as is your legal right and prerogative as the owner of your timeshare interval.

If your resort finds and provides the tenant, then the resort also assumes full responsibility for any damage to your unit caused by a tenant they provided.

It can be a bit more complicated when “middlemen” are involved in a rental, but it’s fair to say that, in general, when damages occur a resort will look toward the actual owner of the interval as the first avenue of resolution and won't "chase" the tenant or a third party “middleman” that may have been involved in the rental. Exceptions may occur.
