Transferring a week to a broker who then transfers to a renter

Feb 19, 2025

We have a week posted on redweek and were approached by a broker on behalf of a renter. I would like to speak to the renter to verify identify/get their info in order to complete the transfer of reservation. The broker is insisting I transfer it to her, and she will transfer it to the renter. She is willing to sign the contract and pay by Zelle. But I'm concerned about a renter causing problems and it coming back to us. I am insisting on the opportunity to vet the renter myself and am being denied. Is this normal? The broker insists she does it "all the time". We aren't going to go forward with the deal. But I'd like to hear other's opinions. The Marriott transfer page requires me to put in the renter's personal info. How will she be able to do that? Does that ability transfer to the new holder of the reservation? Our fear is that 8 fraternity brothers, for example, could trash the place for the week and we won't know about it until Marriott sends us a bill. And the broker will of course deny any responsibility. Thanks for your thoughts.

We have also been approached by a broker for a couple of our rental listings. We have the same concerns you have with transferring the occupancy to a broker and how they will address occupancy document with a third party. And the major concern we have and you addressed is the potential damage caused by the broker's occupant and any damage cost falling back on us from the resort. We require our renters to sign a Rental Agreement which address damages, and also to verify the primary occupant is at least 25 years of age The broker would not allow us to have direct contact with the renter to address these concerns, and he would not have our Rental Agreement executed by their renter. We told the Broker, no thanks.
