    We had 2 villas here March 07 and they were new and right on the beach. The units are very large with a king master and double guest bedroom and bath. The living room also sleeps 2 and the kitchen is new and well equipped. At least 5 beautiful pools plus a great beach. The location is awesome!!

    Two of us stayed in this older villa on the beach early in Dec. '03. Kitchen facilities were not up to date. Daily maid service fine. Pool was small and purchase of a drink required you buy a chit at the desk upstairs or have paid for the all-inclusive plan, which we did not.

    Nice shopping mall & some restaurants across the street. Bus ride to town cheap. I had some excellent dental work done, but otherwise much prefer the Pacific Coast of Mexico the Cancun.

    Barely rates 2 stars.

    We traded through RCI with a two-bed room exchange in May 04. The weather was super and it did not rain all week. We got a two-bed room villa overlooking the beach that was really nice with a great size balcony. The resort was really excellent and we would stay there again. The maid came in every day and cleaned and made up the beds. The kitchen was not all that modern but we did not use it anyway. The All-Inclusive plan was not mandatory for time-sharing folks and was about $37.00 per day per person or you could pay to eat each meal which came out about the same, so if you drink take the plan since it includes your drinks. The resort was across the street from a new shopping mall and a block walk to the main drive where the bus only cost 60 cent and ran about every 5 min. We enjoyed our stay and would recommend the resort.

    This is an older hotel behind Kukulcan Plaza with a good beach but small swimming pool and limited space. Caters mostly to all- inclusive tour guests, very limited beach front T/S units in need of refurbishing. Rates no more than 3 star.
