Well that's good that you are cautious like this. But here's what usually happens.

The company calls you and claims that it has found a buyer who's ready to pay you tens of thousands for your unit. Then when you are all excited and not thinking clearly, the person will tell you that first, you have to pay some sort of fee or tax to finalize and legalize the sale and transfer of your unit.

The scammer will probably also emphasize that you, the seller, must pay this fee/tax, but the buyer will reimburse you.
