Luxury Resort Services - Portland Oregon
Have you heard of a company called Luxury Resort Services. They have offered to resell my timeshare with no upfront fees, only a 7% commission when I receive the funds from the sale. I have been approached a number of times by other companies that require an upfront fee and have never bitten. I cannot find any references to this company here at Redweek or online in general which makes me nervous. Their pitch is that they are selling these timeshare blocks to companies that book seminars and conferences. Any advice?

HI I also received an offer from these folks. I am trying to do some searches but other than there web page have found nothing. Which of course makes me leary. They have been in service since 1991 so there should be something. Did you check out there contract. # 13, 19 and 22 seem alittly iffy to me. Dee

Beware that they will probably ask for an upfront fee when the socalled buyer has been found, but, for whatever the reason, the buyer will back out or can't get financing or the scammers want money for a title search or before closing.
I would play along with them UNTIL they ask for any money upfront.

Here is the Person who sent us the Email. He says he needs full legal names and a contract number. to get started as of now he has a no fee up front. We were actually leery to even try.

Ask him outright if there is ANY type of fee involved before closing.

Has anyone had a timeshare sale associated with: LUXURY RESORT SERVICES 410 Southwest 3rd Ave. Suite 204 Portland, OR. 97204.
Any problems with them? They don't seem to have a real estate lic. or isn't it needed to resell timeshares?

You do indeed need to have a real estate license to resell timeshares. That's why these scam artists are scams. They say (or at least imply) that they will sell your timeshare for you even though they are not licensed to do so.
If you do not believe me, ask them to send you a copy of the contract before you pay them. Look for disclaimers such as "We are not licensed real estate brokers", or "We do not get involved in the resale process."
What you can legally do is advertise it for sale (like here on RedWeek). When you find a buyer and an agreed-upon price, then look up a closing company (which are licensed real estate brokers) to do the legal paperwork for you ($100-$300 approx.).

Lance, not necessarily .... I sold all ten of my previously owned timeshares myself on internet listing sites.
Actually, non legit timeshare resale scammers are people that sell ADVERTISEMENT only, not timeshares, that's how they get away with it ..... they are not licensed real estate brokers. Licensed real estate brokers cannot take any kind of upfront fee to advertise a timeshare for sale just as they can't take any kind of upfront fee for selling homes.

I sent them a signed contract with a specific addendum stating that any fees were to be deducted from the closing proceeds and would not exceed the amount of the proceeds or the contract would become null and void. ( I am a licensed realtor) It was returned as Undeliverable...address unknown??? They did claim that there were No upfront fees. I was willing to go along until they asked for money Before the close of escrow. I DID send it to the correct address! Be careful! They have no website??? My belief is that they are the middle men and all contracts go through a company in Mexico as they don't have a real estate license.

This sounds similar to the May/June 2011 scam by "Vacation International" and its "Alliance Title" escrow company.
I did a 'WOHIS.net' search for the domain name (luxuryresort-services.com) and I see it was just registered September 01, 2011. Registered email = adamsonferguson@yahoo.com.
DO NOT PAY any MONEY UP FRONT.
Ask if you can have a local attorney represent you and sign paperwork in the Luxury Resort Services office. For the $$$$$ they offer you, paying $500-$700 for a local attorney is a small price to pay. That's if LRS agrees to it.

They are not selling real estate .... they are selling advertising .... beware and don't be surprised if some sort of upfront fee doesn't pop up before the socalled closing is finished.

i received a contract from luxury resort services. an escrow account with a bank in mexico city BANORTE was handeling the escfrow with a n appointed escrow officer. I talked to the manager of the bank. they asked me to wire transfer $3,146.00 to and escrow account for mexican taxes 0f 14%. escrow was supposed to close next week on tuesday. Then I get another email asking me for federal taxes to be paid into the escrow account in the amount of $3,371.00 and the total amount of taxes guarenteed to be paid back to me at the close of escrow by Luxury resort services. I called back and said no way. now no one answers the phone
