This is a timeshare condo with everything you need it has a full kitchen. It has one bathroom, a bedroom with a queen bed and a Murphy bed in the living room, television , Internet. It’s a corner unit so you have a partial view of the ocean but you have full view of the swimming pool. It has a exercise room. You can check it out by going on Royal Kuhio Waikiki it sleeps 4 we stay here almost every year and I reserve this but we’re staying on the north shore with family this time it’s strictly no smoking.

Just returned from another trip here in September 2017. Great value for the money. Have stayed here several times over the years. Will gladly come back. Location is great.

Also known as Royal Hawaiian Adventure Club.

Friendly, helpful on-site management. 24/7 security in the lobby. Secure covered parking for one car is free (almost unheard of these days in Waikiki).

Walking distance (about 2 blocks) to Waikiki beach and all the great sights, shopping and dining in Waikiki. Pool, workout facilities, basketball, billiards, sauna, etc. on site. Coin-op laundry facilities on site, also.

Well maintained property; well maintained units. Some are studios with king bed and queen sleeper sofa. Others are one bedroom corner units with king bed and queen sleeper sofa. Royal Hawaiian takes good care of its units in the building. Building is quiet. Great views, especially from the higher units. However, there can be wind noise in the corner units on windy days...

      Free wi-fi in the units.

      Great bang for the buck.

We stayed at this resort during Thanksgiving week of 2005.

This is a combination timeshare/residential condominium building. There are at least two different Timeshare organizations that have units in the building, (maybe more), and several floors of residential condos.

Kuhio Avenue is the second of two main streets of Waikiki. It is only two blocks to the beach, and there are several restuarants, shopping centers and other amenities nearby. The location is probably the best part of this timeshare.

The units themselves are older and in need of updating. They are reasonably comfortable, but the stove/oven is old and does not work real well, and there is not much water pressure in the shower. Also, the elevator was problematic for our entire stay. The elevator worked Ok, but the down call button on the 15th floor where we stayed didn't always work. Sometimes we had to push the up button, go up to the 16th floor, and then call the elevator to go down.

When you check in, they will try and steer you to a tour operator called Great Life Tours across the street. DO NOT SIGN UP FOR ANY TOURS WITH THIS OUTFIT! They will tell you all kinds of things which aren't true, just so you will buy their tour packages. Most of the things you will probably want to see in Waikiki can be set up on your own for little or no charge. The tour companies will end up charging you for stuff that is free. Your best bet is to rent a car and do the sightseeing trip on your own. If you need help in finding out where things are located, or what to do, utilize one of the many Concierges located in the numerous hotels along the beach. Parking at this timeshare is probably the cheapest in Waikiki at only $5.00 per day.

Not a top of the line timeshare by any means, but better than a hotel room, and the location is good.
