    An exceptional resort in an exceptional location in the Historic Triangle of Tidewater Virginia, with easy access to Yorktown, Williamsburg and Jamestown -- and to Water World and Busch Gardens. The Cottages at KCP are sited in a wooded section of gently rolling terrain surrounding the Clubhouse and Aquatic Center. The main unit is spacious and the lockout unit adds a kitchen/dining/living area plus BR and bath which can be entered separately.

    I have owned here since 1998 and my kids have grown up vacationing here each summer. As adults now we still comfortably gather every summer to spend quality time together. It backs up Water Country and is a short 5 minute drive to Busch Gardens. Colonial Williamsburg, Jamestown and outlet shops galore. Just a peaceful relaxing place!

    Lots to do near here as well as at the resort. Water Country within walking distance 1 mile, Busch Garden 5 miles, Colonial Williamsburg6 miles. Kids loved the pools and mini golf and the game room. Will come back.

    We purchased at Kings Creek in Williamsburg during the initial development of the property. The cottages are spacious and decorated in the typical Williamsburg style. The unit is a three bedroom lockout. For a true Williamsburg experience this is the perfect location near Busch Gardens and next door to Water Country USA.

    As an owner at this location or at at other vacation location like this, I cannot give a five star rating anywhere. To be fair, every place you go has its own quirks and or issues. Overall every stay here has been a good experience with a clean and well maintained resort that offers many nice amenities. That along with its proximity to the water park, Busch gardens, Williamsburg and many other nearby historic sites make it an overall great place to stay. A great value.

    We love visiting Kings Creek and being next door to Busch Gardens Waterpark in the hot summer months; it’s the perfect place to cool down! It’s also nearby historic Williamsburg and Jamestown for an educational trip through history, or a stroll through the outdoor market.. And there is now convenient shopping at the nearby Target for groceries and anything you might have forgotten to pack: like a swimsuit or sunscreen. We’ve also driven to the beach in just 30 minutes.

    We have stayed at KCP at least every other year since 2007 and thoroughly enjoyed it, even inviting guests to join us, as we visit Colonial Williamsburg, Busch Gardens, Water Country USA, and even Virginia Beach. Our kids have made great memories here, and it's their favorite place to vacation! The amenities include 3 outdoor pools, 1 indoor pool, game room, playground, mini-golf fitness center and more. It is literally next door to Water Country USA, an outstanding waterpark. Williamsburg has numerous places to dine, shop and enjoy other attractions like aquariums, museums, a children's museum, Yorktown, Jamestown, and much more. You will never run out of things to do in the Hampton Roads area. Or just stay in your cottage and enjoy the resort pools or planned activities, enjoy a workout, or just sleep in your king-size bed. Either way, you win!

    We have stayed at King's Creek Plantation several times and it has always been a great week at the resort. There are several outdoor pools and a large indoor pool. All condos and amenities are maintained in excellent condition.

    We own in the Townes but have stayed in all three sections of the resort. The Cottages as well as the Estates. The Cottages are showing a bit of age. They are the oldest of the three and the furnishings in some of the units needed to be replaced several year ago, but in some they are new and quite nice. This resort (Kings Creek) has the most picturesque layout of any of the resorts we have stayed in WIlliamsburg and we have stayed in a lot of them. I have always found their staff helpful and fast to respond.

    When it comes to sales staff, expect them at almost any resort to be problematic unless you want to buy. If you want to buy, do you homework, it is very easy to be misled or mistaken.

    Perhaps we are just easy to please but we have stayed here three times now, twice in the Cottages and once in the Townes and we had very nice weeks during each. I own every other year since 2008. Maintenance fees pretty reasonable for a three bedroom cottage. We wish we could use it more often, but already have two other weeks with a major player in the industry and that gets most of our vacation time. When we can my wife and I sneak off to Willamsburg for a different kind of vacation. Had an absolutely wonderful time during that week in the fall, attended a Gallery Wine crawl that was loads of fun for an evening and then a street party with a great band right in Colonial Williamsburg. Nice times, nice resort, relaxing weeks at the resort and the pool. Need to get back there again....

    We stayed here a few times, the last being June 2016. We had a 2 bedroom, 2.5 bath and I agree that half bath in the living area is great. I think the location is great, right next to a shopping center with a Target and right next to Water Country USA. The one thing about this place that bothers me is that they will absolutely not let you into your room (even if it's ready) before check in time (4:00 p.m.). Most other resorts I've been to will let you in if your room is ready. This past June, seems like there were a bunch of us waiting, and each person that walked in earlier than 4 were told room wasn't ready. At 3:59, they took all of our envelopes with maps, keys, etc. and started checking people in (I watched and they were literally all done, just sitting on counter). Said housekeeping sometimes goes into the rooms right up til 4:00. Well, there were cobwebs, a dead fly and other things which led me to believe housekeeping wasn't near or in our room right up until check in. So if you are traveling from a distance, just be aware of this. Despite this fact, we've stayed at this location about 4 or 5 times now.

    A comfortable and clean 2br/2.5 bath cottage (so very convenient to have that .5 bath near the front door!) offers the usual activities including movie night, movie rentals, pool, tennis courts, etc., with the addition of an on-site mini golf. This resort ranks four stars when compared to other 4* beautiful timeshare resorts in the area: Powhatan, Sunterra, Marriott, etc., offering the same in comfort and amenities. Of course it ranks a five if compared to hotels in the area. NOTES: sound travels through the door between the lock out units, porch is shared. Parking is conveniently located outside the door of Units like 304A. Pool is clean and spacious. Kitchen is stocked minimally: one fry pan, a few sauce pans, no rubber spatula, no cake pans, no toaster (called for one and it was delivered a few hours after we called.) Ice maker, garbage disposal, blender/juicer, coffee maker, but only one small hand dishwashing bottle and paper towel roll as start up supplies. Used to provide sponge, scrubby, etc. Unit needed cleaning/painting of kitchen walls especially the wall next to stove. Carpet had glaring stains at the entryway. Housekeeping should take notice of these things and report them to manager, as guest usually do not, so maintenance can be scheduled so the next guests won't have to tolerate the grime on the walls, the spots on the carpet, the soil on the upholstery, etc. Generally speaking, it's a VERY nice resort to come home to after a day of play, and they have begun construction of new timeshares in a new section! Best part: the location -- right around the corner from Water Country USA! Busch Gardens and Colonial Wmsbg close by, too!
