No matter the time that the resort was opened, it remains in pristine condition as if were just built. The staff's knowledge and expertise are comparable to the finest resorts in the world.

We love this Resort. The cleanliness at Royal Sands, the wonderful staff, white beaches and clear blue water makes this our family’s go to destination for vacation fun!

We have been going to the Royal Sands as an extended family for over 15 years. My in-laws have been going for over 25 years! It is a HIDDEN GEM! The location is suberb. The Ritz Carlton and J.W. Marriott are next door neighbors. This is Cancun's best kept secret for families!

I have been staying at the Royal Sands since 2002. I love it!! It is truly my other home. We have the same waiters, beach bartenders, same maids since 2002. This is very secure and the staff is trustworthy. Now lets talk about the water and sand!!! The most beautiful colors of water that I have ever seen! The sand is white and always cool under the feet! (no sandals required on the sand!) The Royal Sands is built where Mexico's Presidential retreat / vacation home was built. Only the Mexican Presidents would have such a beautiful beach front property. ENJOY!!!

The location is wonderful. Besides the great restaurants within the Royal resorts, your in walking distances to many other restaurants.

The beach can not be beat and all of the staff are welcoming and friendly.

I bought a week through this site and stayed here for spring break with my husband and 3 kids, ages 21, 14, and 10. Everyone had THE BEST time, so I came back to book another trip for next year! We walked the beach and also spent some time at the sister resort, the Royal Cancun, and this is by far the best strip of beach. The strip of sand in front of the resort is the widest/deepest around, and because of that there are so many palapas available. What else? The workers are so incredible. They work so hard, they are always moving, and they never remove or touch their masks, even outdoor in the heat. I honestly don't know how they do it. I really enjoy hiking, adventure vacations, and I was worried I'd be bored here for a week. I was so wrong. The view is unbeatable from the oceanfront villas. I went to Ft. Myers/Sanibel last weekend and felt let down after staying at this resort.

Beautiful and restful place to stay. Great family activities and beautiful beach! Heated pools are a plus.

We first bought 2 weeks at the Royal Islander in it's second year and loved it so much that we added 2 more weeks at the Royal Sands during construction. The location is perfect for us. It is an easy walk to nearby restaurants and the Kukulkan Mall.

Moving from our RI weeks directly to the RS, we had the rare experience of being amongst the first guests to stay at the RS on its opening debut date. It is great to know that our kids, grandkids and great grandkids will be enjoying the RS long after our Mexican vacation days are over.

The review of tonyap30: I bought into the Royal Sands also and the contract says 6 max people in the whole villa. You should have read the contract you signed, that’s not the resort’s fault .....it is yours!

Amazing resort, wonderful members , fantastic and wonderful staff, and the pools and beach our breathtakingly beautiful. Never had a problem here in 20 years and never a problem in thirty Years at the old Royal Caribbean! Kids activities(pre-COVID) and a staff that makes your life simple and carefree!

My go to Resort, We love the beach, the water, the staff, the food (choices) swim up bar. I can go on and on. We love this place, we're always welcomed home.

Been coming here for 17-18 years, before phase 2 was built. Would go anywhere else! Staff is amazing and helpful with everything. They keep a close eye on the beach and the water conditions, not far from parasailing and just a quick bus ride to LaIsla mall. Great for kids also, the kids club is wonderful.

We have been owners at the Islander and Sands since the beginning, and wouldn't think of going anywhere else to escape the bone chilling North East winters. We love the resorts, Cancun and exploring the Yucatan.

What a well maintained resort. Staff is consistently working to ensure the resort is clean and maintenance is performed. We stayed in phase II and enjoyed it being a little more quiet. The Char Hut swim up bar was wonderful as were the restaurants and room service. We loved being able to book excursions right at the resort. Played beach volleyball and had an overall wonderful trip. We are even considering purchasing a week after coming to the resort. Wonderful resort, wonderful time and well worth visiting. The unit we rented was L5735 and the view across the pool to the ocean was amazing.

Absolutely a FABULOUS place. From the Front desk, Bell boys, Wait staff, Maid service, and the food. This place is off the charts. My wife and I have done a lot of traveling through out the years. The Royal Sands is a notch above all the other Hotels/Resorts we have been to. Very clean. They groom the beach every morning. Its a place to go to relax, feel safe, a lot of activities on the resort for all ages, and you can enjoy all of Cancun with a ton of excursions to do. In my mind...The only place to vacation!

The Royal Sands is fantastic, family friendly and offers a wide variety of services and amenities than most other resorts. The staff cannot do enough for you and are accommodating as well. They have tennis courts, a mariina w/small sail boats (free of charge for guests) and with two large pools with swim-up bars and separate children pools if needed. Food at swim-up bar & restaurants is excellent--both In quality & variety. The beach is extensive and right down from the pools and features palapas & umbrellas, chaise lounges, and volleyball courts. The Royal Sands is conveniently located in middle of hotel zone and a 5-minute walk to supermarket in Kukulcan plaza mall; several restaurants within a 10-minute walk. Sands offers optional all-inclusive for owners & their guests which includes several restaurants on/off property with free shuttle service.

Great place to relax and enjoy. Our unit was beachfront, which was awesome. Staff is very friendly and daily maid service is nice. The beach is very relaxing.
