Royal Sands is the best for family vacations! The nicest beach area in Cancun, close to the finest restaurants, with excellent security.

This is a PENTHOUSE UNIT! Absolutely LOVE this resort. If you have kids, there are kids places and pools that are separate from the adult parts of the resort! FREE Waterslides and kids water park. All inclusive resort OR if you are an owner or rent from an owner, you don't have to go all inclusive. The food is amazing and the staff is wonderful. Some of the staff have been working there for over 20 years!

I have been going to the Royal Sands for a number of years now and have always enjoyed my time there. Staff and service is top notch. The beach is beautiful and the addition of the water park gives the kids another activity.

The service, location and especially the cleanliness is out of this world. The Foyer smells amazing with all the fresh tropical flowers they have everywhere. Food is better than average which is saying a lot for an all-inclusive.

Great resort on some of the best beach in Cancun. Have been an owner for over 20 years and the resort is just as nice as when we purchased. There is a water park for the kids and two main pools that have food and drink

Beautiful resort with great views of the ocean. The spa is absolutely wonderful. Good food at the resort and so many great restaurants within walking distance. Nice small grocery in the resort and a big grocery store very close within walking,

This is an upscale family, friendly resort near the La Isla shopping mall on the beautiful sandy beaches of Cancun. The suite has a beautiful view of the pool and beach. Cleanest resort ever !!

We have owned villas at the Royal Resorts for many years. When our children were young, we found them to be friendly, safe and extremely well kept with a great deal to do for all ages. As our family grew older, we find that we still enjoy the warm atmosphere and delightful vacation they provide.

We have the BEST timeshare spot. It is on the first floor with a view of the ocean and the pool and the store is just down the hallway. You never have to use the elevators! It is by far the best location in the facility!

Outstanding Resort with many amenities for both families and adults. Service is amazing, the resort is super clean and the staff is so friendly. The Unit is a ground floor beach front 2 bedroom/2 bathroom that sleeps 6, with all the conveniences of home. Out of your door onto the sand and the beautiful Caribbean Sea. Have enjoyed many memorable vacations at this property and look forward to returning again soon.

This Patio is the best view you will ever experience -- you will never want to leave the balcony. Of all the places we have stayed and visited in the world, this is the best view for the price (we have traveled a lot).

Our favorite thing about this unit is the full oceanfront view. You have a panoramic view of the Caribbean Ocean from a large balcony. It is one of the most beautiful places we have ever seen. Also, turtles hatch right on the beach below, we actually got to hold a hatching turtle egg in our hand and later release it into the ocean. This unit is located in phase 2, in a quieter portion of resort with easy access to all the resort activities and restaurants.

This was our third visit to this resort, and we can’t recommend it enough, especially for families! The ocean views are breathtaking and the grounds are incredibly well-maintained. There are tons of activities to keep everyone busy, and the SPA services offer a perfect retreat for the adults. The rooms are spotless, and the staff is consistently friendly and welcoming. A definite highlight: make a reservation at the on-site Mexican restaurant—it’s delicious

The Royal Sands is the perfect spot for a spring break getaway. Crystal clear Caribbean waters, multiple restaurants and bars on site and wonderful staff. Always enjoyed our multiple stays at the Royal Sands.
